the following condition, which was approved as a part of %;'-68-7
approved by the Planning Commission of the City of Campbell on
February 5 , 1968
In lieu of the landscape bond requested as a
condition of the above -mentioned approval,
I do hereby agree to the alternate condition
that the proposed develop—ment as described
above shall not receive final building
department clearance until the landscaping f
which was required and accepted as a part of
such approval has been completely installed .

Dear Mr. Giannini:
It has been called to my attention that that part
of Paragraph 9 of the con ditions of Architectural
Apnreval S 68-7, requiring easements for access to
the westerly portion of the property for future
development, has not been complied with. A part of
the requirement of Paragraph 9 is that all easements
and documents shall he prepared in a manner satis-
factory to the city attorney.
Final approval of the completion of the builoing
cannot be made until all the provisions of the
architectural approval have been complied with.
You are hereby notified that failure to comply with
these provisions may hold up occupancy and use of
this structure.
It is suggested that you look into this matter and
have the necessary documents prepared at the earliest
opportunity.

"S" 6e-7 Application of Joseph Giannini for approval of a
Sherwin-Williams paint store on property located at
182', South Bascom Avenue. (See Map 41 attached).
This building will be located on the front. 10S feet of the 3
plus acre p.lrcel of property north of and adjacent to the Aloha
Apartments located on he west side of South Bascom Avenue opposite
Ridgeley Drive. The property is zones C—S.
.
The p:opose,i building containr 6000 sycare feet and .he
developer has provided 24 parking spaces based on the use of the
building as follows:
(a) 3600 square f_.l o: a.,;- Lo Le ur,c:u for paint storage
at a'.ratio of 1/5GO square feet = 8 spaces.

Staff is of the opinion that the parking is adequate for the
proposed use of the building.
Staff recommends approval subject to t::e following conditions:
1. Property to be landscaped as indicated on plans. Adequate
watering system to all landscaped areas to be provided.
Z. Landscape plan indicating type of plant m:._ovials and
location of hose bibs to be submitted.for approval of
the Funning Director at time of application for building
permit.
3. Faithful Performance Bond in the amount of $1,000 to be
posted to insure landscaping a:.d striping of parking lot
within three (3) months of completion of construction, or
applicant may file written agreement to complete land-
scaping and striping of parking lot prior to final building
department clearance.
4. An enclosure consisting �, a concrete floor surrounded
by a 6 ;cot high solid wall or fence shall be constructed
to house trash container in a location approved by the
Planning Director and Fire De.artment. Said enclosure
to be a minimum size of a' x 12' with a 6' gate.
S. After completion of construction the entire property, fr,m
Bascc-m Avenue to rear property line, is to be leveled
.nd cleared of all debris.

nances of the City of Campbell.
6. Sign applications to be submitted in accordance with the
provisions of the sign ordinance for all signs. No sign
to be .nstalled until application is approved by Staff
and building permit issued by the Building Department.
7. All construction shall conform to Fire Zone 02 regulations.
8. All parking and driveway areas to be constructed in
accordance with Section 9319 of the Campbell iunicipal Cede.
9. Parcel map to be submitted for approval :end s:ibsequently

10. Underground Utilities to be provided as required by

water, server, electric, telephone, television cable, etc.
12. Storm Drainage fee is tl:- s-tou; t of ?294.00 to be paid.
13. Owner to sign agreenent for construction of street
improvements.
14. Owner :o execute petition for Local Improvement District.
