Vanderson Const., for approval of an additional 1,8.59 square
Inc. - Giannini feet of warehouse space to be added to the
existing Sherwin-Williams Paint Store located
at 1825 South Bascom Avenue in a C-2-S Zone.
(See Map M2 and letter attached).
STAFF RECOMMENDATION:
Approval, subject to the following conditions:
1. Provide additional parking at an overall ratio of at least
one (1) space for each 200 square feet of gross building floor
area, itotal spaces 39).
2. Proc_ss and file a parcel map of addition:: property required
for parking area.
STAFF DISCUSSION:
The Staff cannot justify an overall parking ratio of one (1) space
for each 327 square feet of gross floor area that would result if the
proposed addition is constructed without providing additional parking.
On February S, 1968, Mr. Giannini received site approval of the
existing development for the Sherwin-Williams Paint Store. At the
time of approval, the building was divided into two areas; 1 - sales
area of 2,400 square feet requiring 16 parking spaces and 2 - warehouse
or storage of bulk paint materials area of 3,600 square feet which
would require 8 parking spaces. The applicant provided a total of
24 parking spaces at that time which resulted in an overall ratio
of one (1) space for each 291 square feet of floor area.
The new plan proposes an additional 1,850 square feet of floor area
which is indicated for warehouse or storage area and the remainder
of the existing 6,000 square foot building being used for retail
area with no bulk handling. This would change the parking require-
ments for the building, requiring 40 spaces for the retail sales
area and 4 spaces for the warehouse/storage area for a total of
44 spaces.
Although warehouse uses are not permitted in the C-2-S zone, the
use is presented on the plans as being storage of bulk materials
for sale to contractors. Most, or all of the stores within the
City, have a certain area devot^d to storage of sales materials,
and the plans presented do not appear to be a wholesale warehousing
operation.

Staff does not recommend that the Commission grant the proposed
variance from 44 to 24 parking spaces and also points out that
the required trash area is no longer located on the portion of
property originally approved. A parcel map of this property was
required and filed which split the front 122 fe ' 1tom the re-
mainder of the parcel. If the Commission approves the ac;dition to
this building, Staff recommends that a new parcel map be filed in
order to provide additional parking and include the trash enclosure
area.
The applicant is notified as part of this applicatiop that he is
required to meet the following conditions in accordance with
Ordinances of the City of Campbell.
A. All parking and driveway areas to be developed in compliance
with Section 9319 of the Campbell Municipal Code.
B. Underground utilities to be provided as required by Section
9110.6 of the Campbell Municipal Code.
C. Plans submitted to the Building Department for plan check
shall indicate clearly'he location of all connections for
underground utilities including water, sewer, electric,
telephone, and television cables, etc.
l'lie applicant is notified that he shall comply with all applicable
Codes or Ordinances of the City of Campbell which pertain to this
development and are not herein specified.
