STAFF RECOMMENDATION
Approval, sul,ject to conditions as previously approved by the Placning
Commission on June 15, 1970, and the following condition:
1. The redwo,id fascia to renain on all elevations as indicated on
previously approved plans and as added in red on revised elevation
plans.
STAFF DISCUSSION:
The applicant proposes to replace the redwood fascia with a simple
parapet cap with applied panels at the higher portion ofthe building.
He also proposes to remove the mansard fascia .long the south wall
except for the corner of the building. The staff is of the opinion
that the replacement of the mansard fascia with a redwood fascia would
be acceptable; however, the ^emoval of the redwood fascia from the
other elevations as proposed would not be desirable.

STAFF 'ECOMMENUATION:
Approval, subject to the following conditions:
1. Property to be fenced and landscaped as indicated and as added
in "red" on plans.
2. Landscape plan indicating type of plant material, location of
hose bibs or sprinkler system and type of fencing, to be submitted
for approval of the Planning Director at time of application for
building permit.
3. Faithful performance bond in the amount of $1,000 to be posted
to insure landscaping, fencing and striping, of parking area
within three (3) months of completion of construction, or appli-
cant may file written agreement to complete landscaping, fencing
and striping of parking area prior to final building department
clearance.
4. Landscaping shall be maintained in accordance with the approved
landscape plan.
5. Applicant to install a six foot high sight -obscuring, fence enclosure
with concrete floor and six foot self -closing gates of sufficient '
size to house trash containers as required by Fire Department.
6. Unpaved area at rear of development shall be leveled and treated .

In the staff's opinion the 26 parking spaces are adequate for the
use as proposed. Twenty-six spaces are indicated outside the
building and an additional 8 spaces are shown inside the service
area for a total of 32 usable spaces, if the Commission approves the
8 spaces located inside the service area.

Dear Mr. Kee:
We are enclosing four prints each of exterior elevations of the subject project designated
as Scheme "A" and Scheme"B". Scheme "A" was granted an "S" approval on June 15,
1970. Scheme "B" indicates the exterior elevations as they appear on the final contract
set of drawings.
We respectfully request you to grant a modification of your "S" approval for Scheme "A"
to allow the Mansard Fascia or, the south side of the building to be shortened to the
length as shown on Scheme "B". The enu of the Mansard Fascia would then
correspond to the natural termination point of the brick veneer.
It is also desired to use a simple parapet cap in lieu of the small fascia with applied
panels at the higher portion of the building c' the rear. It is felt that this will not
detract from the appearance of the building.
Your consideration of the above will be deeply appreciated.
We will be available any time at your convenience to appear before you to answer
questions which you may have regarding this request.
