applicant's statement).
STAFF RECOMMENDATION:
Approval, subject to conditions as previously approved by the
Planning Commission on July 6, 1970, and the following condition:
1. A six-foot high solid board fe:ce shall be constructed along
all property lines as previously approved. The interior required
fencing may be a six-foot high cyclone fence with laths inserted
;n lieu of a six-foot high solid board fence.
STAF7 DISCUSSION:
The applicant requesting that he be permitted to replace the solid
board fencing with a cyclone fence with laths inserted. Staff is of
the opinion that the fencing on or near the property lines should be
solid due to the surrounding residential uses and zoning. The interior
fencing would not seem to adversely affect these uses.

Beardsley, W. C. remodeling of Raker Trailer Sales build:ng located
Raker Trailer at 2105 South Bascom Avenue in a C-2-S and an R-1
Sales Zone. (See Man attached)
STAFF RECOMMENDATION:
Approval, subject to the following conditions:
1. Property to be fenced and landscaped as indicated and as added
in "red" on plans.
2. Plan indicatine type of fencing to he submitted for anproval of
the Planning Director at time of ar.nlication for building permit
3. Faithful Performance Bond in the amount of $5,000 to he posted
to insure landscaping, fencing and striping of parking area
within three (3) months of completion of construction.
4. Install 6 foot high sight -obscuring fence enclosure with concrete
floor and 6' self -closing gates of sufficient size to house trash
containers in areas approved by the fire department.
S. Fencing and landscaping shall he maintained in accordance with the
approved plan.
6. Applicant to provide 20 paved parking spaces for office and
customer use and provide the Planning Director with a parking
design plan prior to issuance of a building Permit.
STAFF DISCUSSION:
On May 4, 1970, a use permit was granted for the conversion of the exist-
ing residential building, for general office nnrposes, suhieet to 6 conditions.
A copy of the Staff comment sheet and Resolution ?ranting the use
permit are attached for the Commission's information.
The remodeling propoaed consists of removal of a window and instal-
lation of a door and the addition of a dc;k - with a trellis partially
covering the deck - fronting on Bascom and also on the north side of the
building.
Staff has recommended the fencing of the entire property and pavinc
of the area.
Staff is of the opinion that there should he approximately 20 parking
spaces provided for this operation and has recommended that the anplicant
provide a parking plan to the Planning Director for approval prior to
issuance of a building permit.

The applicant is notified as part of this annlication that he is required
to meet the following conditions in accordance with Ordinances of the
City of Campbell.
A. All parking and d-ivewav area, to he developed in compliance with
Section 9319 of the Campbell Municipal Code.
B. The remodeling shall meet all present Code requirements for an
F-2, Type 11 Occupancy. Permits shall he required by the huild-
inn department.
C. Applicant to comn'v with all conditions of Rerolution 1n15
adopted on Hav 4, 1970.
The applicant is notified that he shall comply with all applicable Codes
or ordinances of the City of Campbell which nertair to this development
and are not herein specified.

Baker Trailer Sales for a Use Permit to allow the use of a
Sales building originally designed for residential
purposes to he used for general office purposes
in accordance with the Campbell Municipal Code
requirements. Said property located at
2105 South Bascom Avenue in a C-2-S Zone.
STAFF RECOMMENDATION:
Approval, subject to the following conditions:
1. Plans to be submitted for architectural approval.
2. Applicant shall comply with all conditions as required by
approval.
3. The Use Permit shall become null and vrt.d one (1) y,ar from the
date of its granting if construction has tot begun in accordance
w..th approved plans.
4. Applicant to post faithful performance bond in the amount of
$5,000 to assur. completion of landscaping, fencing and necessary
alterations at the time application is made for a building permit.
5. Existing building, shall be made to comply with building codes
for an office building.
STAFF DISCUSSION:
At the time of annexation proceedings of this property to the City
of Campbell, Mr.Jcmes Baker located his business office and residence
on the subject property. The storage of travel trailers, as well as
rental and sale, was also established.

On December 23, 1963, Use Permit 1963-6 and "S" 60-51 were granted
to Mr. Baker subject to obtaining necessary permits for a new
commercial building which had been constructed on the site and sub-
ject to removal of the existing residential building. A bond for
removal of the residence was posted and has since expired.
On January 8, 1964, Variance 63-7 was granted to Mr. Baker allowing �
him the use of the R-1 zoned property at the rear of the main opera-
tion to b- used for the storage of trailers. The use was conditioned
upon approval of fencing or landscaping of the entire area and sub-
ject to approval by the City staff.

After a considerable period of time conditions of the original
approvals had not been completed and default proceedings were
started. However, the zoning code was amended during this period
of time to permit residentially constructed buildings located in
commercial zones to be converted to office uses subject to securing
a use permit and an app-ication has now been made for that purpose.
The staff is of the opinion that with a proper redesign the building
would be %.appropriate for office uses in accorda:ce with requirements
of the zoning code. A copy of the code related tc this subject is
attached and particular attention is directed to Section 9328.7-3.

JUSTIFICATION
Baker Trailer Sales vrishes to make the improvements
described on pare 2 in order to improve the appearance of
tine property and to facilitate the use of the already
existing offices. The installation of a second door in
addition to the one already existing on the rirht front
section of the building uIll facilitate access to end from
the offices by both clients and office personnel. The
sliding glass doors on the front of the building will improve
both the appearance of the buildinr and lirhti.ng in the
front offices. Installation of the redwood deck is desiCned
essentially to increase the aesthetic quality of the buildinr.
