Section 931.6.1of the Campbell Municipal Code reads as follows:
Any approval granted under this section shallexpire one year after
the date upon which such approval. was granted, unless an extension
for such approval is obtained by making written application for same
to the Planning Commission at least fifteen (15) days prior to the
expiratiun date of such approval.
No building permit shall be issued after the expiration date of any
approval until a new approval has been obtained in the manner provided
for in this Chapter.

CONDITIONS OF' APPROVAL "S" 71-25
1. Property to be Fenced and landscaped as indicated on plans.
2. Landscape plan indicating type of plant material, location
of hose bibs or sprinkler system and type of fencing to be
submitted for approval of the Planning Director at time of
application for building permit.
3. Faithful performance bond in the amount of $1,000 to be posted
to insure landscaping, fencing and striping of parking area
within three (3) months of completion of construction, or
applicant may file written agreement to complete landscaping,
fencing and striping of parking area prior to final building
department clearance.
4. Landscaping shall be maintained in accordance with the approved
landscape plan.
S. Install an enclosure of sufficient size to house all trash
containers in an area approved by the fire department. Trash
enclosures to consist of a concrete floor surrounded by a
six foot high solid wall or fence with self -closing gates.
The applicant is notified as part of this application that he is
required to :meet the following conditions in accordance wi*h
Ordinances of the City of Campbell.
A. All parking and driveway areas to be developed in compliance
with Section 9319 of the rampbell Municipal Code.
D. Underground utilities to be provided as required by Section
9110.6 of the Car:iphell Municipal Code.
C. Plans submitted to the building department for plan chec4
shall indicate clearly the location of all connections for
underground utilities .ncluding water, sewer,clectric,
telephone and television cables, etc.
D. Sign application to be submitted in accordance with provisions
of the sign ordinance for all signs. Mo sign to be installed
until application is approved and permit issuec by the
building department.
E. Shall meet building code requirements for group F-2 occupancy
in Fire Zone R2 and requirements for change of occupancy.
F. Applicant to pay storm drainage fee in the amount of $170.00.
G. Any change of occupancy or use shall re;uire application and
approval of a use permit prior to such change or occupancy of
said building.
The applicant is notified that he shall comply with all applicable
Codes or Ordinances of theCity of Campbell which pertain to this
development and are not herein specified.

Sonueno Construction for approval of plans of a conversion from
Company residential )uilding to office building on
property to-ated at 1627 Bascom Avenue in a
C-2-S Zone. (.;ee map attached).
STAFF RECOMMENDATION:
Continuance until revised site and elevation plans can be submitted
which relate to zoning code requirements, or denial. If approved,
subject to the attached conditions.
STAFF DISCUSSION:
A use permit for conversion of th+s residential building for office
purposes was grnated by the Planning, Commission on May 3, 1971.
Under Section 9328.7 of the code, the following conditions are
listed as a part of any conversion of a residence to an office use.
1. The conversion of any residential building shall be made to
comply with all building and fire code requirements for the type
of occupancy and shall comply with all other applicable codes of
the City of Campbell.
2. Exterior appearance of buildings proposed to be converted to
office uses shall be related in appearance to buildings designed
for office purposes.
a. Provide on -site parking, as required by Section 9319 of
the Campbell Minicipal Code.
b. Meet setback requirements for the zoning distirct in which
said use permit is requested.
3. Any use permit granted under this section shall apply only to the
use requested and shall not be deemed to be a continual use
permit for any other office use. Any subsequent change of use
shall require application and approval of a use permit prior
to such change or occupancy of said building.
In the staff's opinion a large portion of the site will result in
paving, and it is questionable whether the intent of the ordinance
is met concerning the exterior appearance. No. 2 above indicates
that buildings proposed to be converted to office uses should be
related in appearance to buildings designed for office purposes.
The building is constructed of stucco with a tile roof and meets
all setback requirements for the zoning district in which it is
located.

There is ap,roximately 1,000 square feet of building area, which
would require nine spaces under the zoning code at one space
for each 150 square feet. It should be noted that the Commission
has approved, and the staff has recommended in the past, parking
for offices in the range of one space for every 200 square feet
of floor area. The applicant has indicated eight spaces, one
of which does not meet the parking standards due to the lack of
the 25 foot bscking space at the rear of the parking stall.

of the City of Campbell.
A. All parking and driveway areas to be developed in compliance
with Section 9319 of the Campbell Municipal Code.
B. Underground utilities to be provided as required by Section
9110.6 of the Campbell Municipal Code.

advised that the City Engineer and I have checked
the property at 1627 South Bascom Avenue and have
agreed totemporary overhead utility service.
This letter will serve as your official waiver of under-
ground utilities at this time, subject to the following
condition:
Underground utility service, as required by
Section 9110.6 of the Campbell Municipal
Code, to be provided at such time as the
remaining portion of South Bascom Avenue between
Hamilton and Campbell Avenues is undergrounded.
