The parking as proposed meets code requirements and the staff has recommended approval subject to certain conditions. Chairman Scott asked the applicant if he had anything to add. Mr. Martin stated he was in agreement with the conditions as outlined in the staff re,�ommendation and he would be glcd to answer any questions. STAFF DISCUSSION: The applicant proposed to build a 4,300 square foot office building constructed of frame and stucco with a red tile roof to match the adjacent LaFonda Restaurant. The propertv of the proposed building and the LaFondz Restaurant is owned by the same family. Parking will be provide' by 67 spaces which will serve both the LaFonda Restaurant and the prcposed building. The LaFonda had 35 spaces approved by the Planning Commission in April of 1970 when they remodeled the building. I enclose four copies of the proposed revision of the recently approved plan for the development of 2020 S. Bascon Ave. The red lines indicate the location of the parking spaces on the east boundary of the property of the La Fonda as approved. The revision we wish to make is reflected in the blue lines. The purpose is obvious of course. Phase III of the corner development is still in the planning stage, but will be presented to you for consideration in due course. By moving the parking spaces on the easterly boundary seven feet to the west, we avoid the necessity for relocating all of these spaces under our Phase III plans. All parking spaces and driveways remain at or in excess of code requirements. The enlarged planter area also shown was effected by reducing parking spaces in the center strip to exactly 9 x 20 rather than the larger spaces originally planned. As a matter of interest, we have decided to convey the property at 2020 S. Bascom into a common ownership with the present La Fonda property immediately.
