STAFF RECOMMENDATION: 1. Approval of canopy subject to the following conditions: a. Building to be Type 3, no -hour construction,full sprinkiered as set forth in the 1970 Uniform Building Code, Chapter 20. b. Applicant to meet requirements of the Fire Department. STAFF DISCUSSION: The applicant is proposing to construct a redwood plywood canopy which would extend 30 feet from the existing building over a portion of an existing outdoor sales area. The applicants also propose to extend the outdoor sales area which, necessitates the filing of a use permit and cannot be considered as a part of the architec V•ral application. It should be noted by the applicant, as well as the Planning Commission, however, th.t the extension of the outdoor sales area could be an asset to the area, in the staff's opinion, since random outdoor storage has been a problem in the past. Inc., to install a canopy 30 x 130 ft. does not meet the requirements of the Uniform Building Code. The existing building was classified by the Building Department as a Group F, Division 2, Type Ill. no -hour rated building, fully sprinklered. Due to the amount of square foot area In this building, and the location on the property, It was necessary to classify it as above. Any future additions to this buildlnq, such as this canopy, shall be requ?red to be Type 3, no -hour construction, fully sprinklered, as set forth in the 1970 edition of the Uniform Building Code, Chapter 20. There is one exception in the Building Code under Section 2003-(a) r, which would permit wood columns and arches confeeming to heavy timber sizes to be used externally where exterior walls are permitted to be of unprotected noncumbustible construction or one -hour fire-resistive noncombustible construction when located In Fire Zone 2. This exception would still require fire sprinklers. If there are any further questions In regard to this case, please contact me.
