(See attached map.) STAFF RECOMMENDATION: Continuance in order that revised elevations may be submitted. If approved, subject to the attached conditions. STAFF DISCUSSION: The applicant is proposing, to construct a 9,600 square foot building on a parcel containing 33,800 square feet. The resulting coverage would be approximately 28%. The building is set back ten feet from the Bascom Avenue property line. Building materials are indicated as concrete block with a Spanish tile roof. A roll -up door is indicated on the eastern elevation facing Bascom Avenue. Parking is provided for by 52 spaces resulting in a ratio of one space for each 180 square feet of gross floor area. Landscaping is indicated as 20% of the net area. It is the staff's opinion, and that of t'.e Architectural Advisor, that the proposed building could be considerably improved in design. The roll -up door facing Bascom provides an awkward anpearance and the windows indicated on the southern property line are not permitted by the building code. A 30" parapet roof would be required along the southern elevation. 4 C 014DITIONS OF APPROVAL "S" 74-61 Severino. Paul 1. Property to he fenced and landscaped as indicated on plans. 2.
