STAFF DISCUSSION:
The applicant is proposing to construct a 9,000 square foot building on
a parcel containing 33,800 square feet. The resultant coverage would be
approximately 28%. The building is set back ten feet from the Bascom
Avenue property line. Building materials are indicated as concrete
(tilt -up) panels with a stucco overhang.
Parking is provided for by 49 spaces, resultiny in a ratio of one space
for 196 square feet of gross floor area. Landscaping is indicated as
20% of the net lot area.
The architectural advisor has some minor concerns that will be discussed
at the Site Review meeting.

Dear Sirs:
We are resubmit'-ing plans prepared by another desiqner, and approved
by you, (Fil- 474-6'-) with the following changes.
We felt the ceiling height on the original plan was not adqquate to
function properly as a commercial building.
Although a receiving entrance was provided, access as shown was near
impcssible. At the sacrifice of two parking stalls, the problem
has been solved.
We have enlarged and relocated the trash enclosure to a more suitable
location rather than freestanding in the parking areF. The
building size and location is identical to the original submittal.
We have incorporated the landscape additions as suggested by your staff.
We have found that it is within our budget to build the proposed
building of concrete "tilt up" construction, which is far superior
to concrete block.
The attached plans reflect the changes mentioned above. Please
notify our office if we can be of any further assistance to you.

I have inspected our new building site now in conetructio■
at 2165 So. Bascom Avenue, Campbell.
The fence extending on the North side from Bascom ;front
to the rear) is now a continuous 6 feet high and totally
obstructs the view from Bascom Avenue of tl:e entire building.
We are finding it difficult to show for rentals with this
obstntction.
Keeping in mind Ecology and boa-:ty, we have planned our -
landscaping accordingly. This -'.s all hidden from view
behind the fence.
Mr. Richard Schneider from y..ur office case down at my
request, and we inspected this together. He agreed
something should be recomme-.ded. Either permission to
lower the fence to 3 1/2 feet, and back from Bascom Ave.
Seventy feec(past the second large tree) to clear viewing
and make for a bettar appearance, or removal of the fence
if acceptable. We are asking permis-ion to be allowed to
do one or the other.
I would appreciate If you could drop over yourself and
apprriso the situation.
