Carl's Jr. Committee recommends approval of the appliCatiun {
Restaurant of David B. Garrison on behalf of Carl Karcher
Enterprises, Inc. for approval of plans to
construct a Carl's Jr. Restaurant to be located
on property known as 1976 South Brscorr Avenue
in a C-2-S Zone subject to conditions recommended
by staff.
There were some revisions marked on the plans to indicate the landscaping
and parking near the entrance of the building. The first condition wcuid
provide for the landscaping.
Conditions of Approval:
1. Property to be fenced and landscaped as indicated and as added in
"Red" on plans.
2. Landscape plan indicating type of plant material, loc:,tion of hose
bibs or sprinkler system and type of fencing to be submitted fcr
approval of the Planning Director at time of application for building
permit.
3. Landscaping shall be maintained in accordance with the approved land-
scape plan.
4. Faithful performance bond in the amount of $5,000 to be posted to
Insure landscaping, fencing and striping of parking area within three
(3) months of cumpletion of construction, or arflicant may file written

contract for the collection and disposal of refuse, garbage, wet -
garbage, and rubbish Produced within the limits of the City of
Campbell shall be made with Green Valley Disposal Company. This
requirement applies to all single family dwellings, multiple apartment
units, to all commercial, business, industrial, manufacturing, and
construction establishments.
F. Trash contairwer(s) of a size and quantity necessary to serve the
development shall be located in area(s) approved by the Fire Department.
Unless otherwise noted, enclosures shall consist of a concrete floor
surrounded by a solid wall or fence and have Belt -closing doors of
a size specified by the Fire Department. All enclosures to be con-
structed at grade level.
G. Applicant shall meet all State requirement: for the handicapped.

STAFF DISCUSSION
The applicant is proposing to construct a 2700 square foot
restaurant which will cover 12.6% of the 22,000 square foot
lot. Ingress and egress for this developmer:t is indicated as i.
two-way drives on both South Bascom Avenue and Fewtrell. Drive.
Building materials are indicated as slump block veneer, with
rough sawn redwood trim, siding and mission tile roofing.
The applicant is proposing 34 parking spaces fur an indicated
seating capacity of 93 persons. This would mee' code require-
ments.
The applicant is proposing to landscape 12% of the net lot area.
Staff and the Architectural Advisor are of the opinion that the
landscaping should be increased significantly especially near
the residential property.
Staff and the Architectural Advisor are also recommer.dinp the
relocation of the handicap parking spaces.

project by using this material, and it would be an asset to the sur-
rounding area. The size of the clay bricks would be the same as slump -
