If approved, subject to the attached conditions. STAFF DISCUSSION The applicant is proposing to construct 6 two-story, three -bedroom, condominium units on a 19,700 square foot site. The proposed structures will cover approximately 27 percent of the 0.45 acre site. Building materials are indicated as resawn, grooved plywood siding and medium cedar shake roofing. The applicant is providing 15 parking spaces (8 covered) which meets the minimum requirements of the new parking ordinai,ce for condominium developments. The site plan indicates that approximately 52 percent of the net lot area will be landscaped. The Architectural Advisor is of the opinion that the design of the project is acceptable. The Engineering Department has indicated that the site plan does not reflect 'he correct lot size as a result of the Bascom Avenue street -widening. Additionally, it is the opinion of the Planning Staff that use of compact stall size parking for covered parking, is inappropriate for this size development. Staff is recommending that this item be continued in order that a revised site plan may be submitted. B Underground utilities to be provided as required by Section 20.16.070 of the Campbell Municipal Code. We have just recently finished this development. During the course of construction an error was committed on the set back dimension on one of the carports. The property stakes which were two feet offset probably motivated the error. When our subcontractor laid out the carport, he failed to allow for the two feet thus leaving the carport too far to our side cutting into the adjacent parking space. We sincerely regret this happening. Unfortunativ this was discovered too late. Since the job has teen completed in a manner which we are proud of we would like to leave it without changing it's integrity. However it is our desire to continue our good relationship with the City of Campbell and to cooperate fully in accordance with your recommendations. There is a possibility of increasing the three car space at the entrance to a four car space by removing two sections of the landscaping. However we feel that the loss of the landscape would be our greatest cost. We sincerely appreciate your help and cooperation in the solution of this matter. Sincerer, t. Commissioner Vierhus reported that when thi: item was before the Commission at its last meeting there was one unresolved ques.ion regarding frontage. He noted that this item had been taken care of, and the Committee is now recommending approval of this application subject to the conditions listed in the Staff Comment Sheet. Chairman Pack inquired of Mr. Kee is staff felt the minixum parking require- ments would be sufficient. Mr. Kee resoonded affirmatively and noted that that was also the opinion of the Architectural Advisor and the Committee. Chairman Pack then inquired how parking would be owned. Mr. Kee responded that it would be owned in common. Commissioner Dickson moved that S 78-36 be approved subject to the following conditions: 1. Property to be fenced ar.d landscaped as indicated and/or added in red on plans. 2. Commissioner Vierhus reported that the applicant had met with the Site and Architectural Review Committee this mornina, and there was a problen with the dimensions of the street dedication. After discussing the problem with the applicant and Mr. :ielms, Engineering Manager, the Committee is recommending a two -week continuance of this item in order to give the applicant time to resolve this problem. He stated that architecturally the plans were acceptable. Commissioner Kasolas moveu that S 78-36 be continued to the November 21, 1978, Planning Commission meeting, seconded by Commissioner Samuelson and unanimously adopted. PLANNING COMMISSION MTG. PAY 20, 1980 S 18-36 Request from the K. P. Englert Company to allow Englert Construction the deletion of one parking space for a 6-unit condominium development located at 3445 S. Bascom Avenue. Mr. Kee reported that at its meeting of November 21, 1976 the Planning Commission approved an application to construct 6 three -bedroom condominium units on a 19,700 square foot site. At this time, the project is complete and the applirant is requesting that the approved plan be modified to allow a reduction in the amount of parking from 15 to 14 parking spaces. If the applicant's request is approved, the elimination of one parking space will reduce the parking ratio to 2.33 spaces per residential unit. The ori- ginal plan was approved with a parking ratio of 2.5 spaces per unit. This confoi s to the Zoning Ordinance's minimum parking requirement of 2.5 spaces for each condominium unit with two or more bedrooms. -5- Staff is recommending that the applicant's request be approved on a trial basis and that this approval be reviewed by the Commission within six months to determine whether a parking problem exists as a result of the deleted space. At that time the Commission may or may not require the applicant to provide one additional parking space. Vice Chairman Kasolas suggested that if the Commission does approve this request, that it be reviewed in one year rather than six months. Con mjissioner Pack then moved that the Comnission approve this request, subject to a review by the Commission in one year, and if a parking problem is determined to exist an additional parking space shall he provided; further noting that this would not be setting a precedent for future parking ratios in condominium developments. It is recognized that an error was made in this instance. This motion was seconded by Commissioner Kotowski and unanimously adopted.
