The Architectural Advisor is of the opinion that the design is acceptable, however he had some concerns regarding landscaping and open space. The Committee is recommending approval of this application as presented. STAFF RECOMMEFDATION I. Appr• !, subject to the attached conditions. STAFF DISCUSSION The applicant is proposing to replace two single-family resident,% with 12 condominium units. The 4, two and one-half story, structures wi'i cover approximately 31% of the 23,700 s.f. lot. The resulting density is 18.75 units per gross acre. The General Plan allows up to 27 units per gross acre for this area. Building materials are indicated as stucco and grooved plywood siding and composition shingle roofing. The applicant is providing 30 parking spaces (12 two car garages, and 6 uncovered spaces). The resulting parking ratio of 2.5 spaces per unit should be adequate for this development. Staff has two main concerns with the site plan as proposed. First: the design of this development reflects a large amount of paving (36% of the lot) which is a result of the two 25' wide driveways. Second: 67% of the uncovered parking spaces are designed for "parallel parking". Staff is of the opinion that because many people consider parallel parking very difficult. the owners and guests may find it more convenient to park out on the very narrow street rather than on -site. After consideration of the total design the staff, however, has recommended approval. The site plan indicates that approximately 32.8% of the lot will be either "common area" landscaping (5006 s.f. or 21.1%) or "private decks" (876 s.f. or 3.7%). The average amount of landscaping prcvided for residential developments, approved by the City in 1979, was 41.2% of the lot. The Architectural Advisor is of the opinion that the design is acceptable.
