The addition would serve as an indoor• eating —,ea and contain 26 seats. Attached is a letter from the applicant explaining the concept c-f the addition. The addition is proposed at the front of the existing building and faces Bascom Ave. Builuing materials ar•e indicated as horizontal wood siding (tan in color) with a green canvas awning. The site plar, indicates that approximately 9% of the site will be landscaped. A new Plante- area is indicated in the rear parking area. The applicant has provided 17 parking spaces (15 standard, 1 compact, 1 handicapped). The code requires 1 parking space for each 7 seats for a sit-down restaurant and 1 space for each ernployee,plus 1 space for• each 40 sq.ft. for• a drive-in restaurant. Staff is of the opinion that the 17 parking spaces should be sufficient for this combination of sit-down, drive -up type restaurant. The Architectural Advisor• is of the opinion that the project is generally acceptable, however•, he stresses the importance of requiring the awning to softer, the building exterior. Staff it of the opinion that the addition is an irnprovenrent to the restaurant and approval is r•ecomrnerided. To Whom It May Concern: As t;ie Baby Boomers grow older the customer base for fast food takes on a new look. The nee fast food consumer is the 21-49 year old group which grew up on fast food. This group is now demanding a more sophisticated menu and a comfortable adult ambiance in addition to fast food's traditional quality, speed of service, value and convenience. The 21-49 year old consumer group is the fastest growing population segment; by the end of the decade it will account for about one-third of the entire population and approximately two-thirds of all disposable income. The propensity to eat away from home will be even greater with 50% of all women now working outside the home and the continued growth of one and two person households. Wienerschnitzel has been experiencing exciting growth over the past eight years and this growth has not been without constant changes that the fast food consumer has demanded. In keeping with the changing fast food environment Wienerschnitzel has designed a remodel package for our existing A -frame concepts. This new remodel was designed with the changing lifestyles and demographics in mind. The A -frame as it exists today is the catalyst of Wienerschnitzels past growth. However, in order to maintain that growth, Wienerschnitzel must add inside seating with an adult ambiance and still maintain the standard of quality food, service and convenience. The concept of the A -frame remodel is strongly supported by the ❑eed of inside seating. Industry leaders such as McDonald's and Jack -In -The -Box have all proven that the addition of seating enclosed from the weather greatly improves sales. Wienerschnitzel has added seating in several locations and sales immmedistely increased by 25%• This new A -frame remodel is Wienerschnitzels way of meeting the demands of the fastest growing population segment - 21-49 year olds. This remodel plan is not an innovative thought - it is only another exciting move for Wienerschnitzel to remain in the ever changing stream of the fast food environment.
