S 85-11 Application of Mr. Tom Schwoob for

allow the construction of two single
family homes on properties known as 1109
6 1121 Ashlock Ct. in an R-1 (Single
Family Residential) Zoning District.
Commissioner Christ reported that this application was considered by the
Site and Architectural Review Comittee. The Committee is of the opinion
that the proposed homes are compatible with the neighborhood and is
recommendinq approval.
hr. Kee added that the subject properties are part of a 9 lot cul-de-sac
which was subdivided recently under the RI-6 zoning prior to It being
changed to RI-9. Consequently, several of the lots are a 6,000 sq. ft.
minimum. Approximately 5 of the lots are already developed with new two
story homes similar to the ones proposed. The Commission may recall that
Mr. Schwoob was exempted by the Council from the recent moratorium so that
he could continue to build -out the subdivision. However, he was not
specifically exempted from the new requirement of site and atchitectural
review and his is the first application as such.
Commissioner Dickson asked about the proximity of the subject lots to
adjacent lots; and, noted that he could like to have a little more
in:ormation when this type of application is before the Commission.
Mr. :chwoob indicated that the proposed homes will be built with the same
sethacks as the other homes in the subdivision.
Commissioner Kasolas commented that the applicant is making a very
positive contribution to the community.

an R1-9 (Single Family Residential - 9,000 sq. ft.
minimum lot size) Zoning District.
STAFF RECOMMENDATION
That the Planning Commission find that these homes are architecturally
compat"+le with the area and approve this application.
STAFF DISCUSSION
As the Commission will recall, earlier this year the City Council passed
an amendment to the zoning code requiring site and architectural approval
of all new buildings on underdeveloped lots in RI-6, R1-9, R1-10 and R1-16
zoning districts. This section stipulates that the Planning Commission
may consider the impact of the design of the structures and setbacks on
the adjacent neighbors and the impact on the neighborhood before making
its decision.
The subject properties are part of a 9 lot cul-de-sac which was subdivided
recently under the RI-6 zoning prior to it being changed to R1-9.
Consequently, several of the lets are a 6,000 sq. ft. minimum.
Api,roximately 5 of the lots are already developed with new two story homes
similar to the ones proposed. The Commission may recall that Mr. Schwoob
was exempted by the Council from the recent moratorium so that he could
continue to build -out the subdivision. However, he was not specifically
exempted from the new requirement of site and architectural -eview and his
is the first application as such.
The two proposed homes are two stories with each having a two car garage.
Building materials are indicated as stucco and wood siding for the walla
with shake roofs. Both r�et all required setbacks.
Staff is of the opinion that these are attractive homes which complement
the existing homes on the cul-de-sac and in the immediate area.
Consequently, approval is recommended.
