Commissioner Perrine reported that this application was considered by the Site and Architectural Review Committee. The applicant is in agreement with Staff's suggestions for the provision of a 25' frontyard setback, and the provision of a 6' setback along the easterly elevation. The Site Committee is recommending approval as redlined. Chairman Kasolas opened the public hearing and invited anyone in the audience to speak for or against this item. M/S: Christ, Stanton - That the public hearing on S 86-14 be cloned. Motion carried unanimously (6-0-I). M/S: Olszewski, Christ - That the Planning Commission adopt the attached findings, and adopt a resolution approving S 86-14, subject to conditions indicated in the Staff Report dated July 22, 1986. and redlining of the presented plans indicating the provision of a 25' frontyard setback and the provision of a 6' setback along the easterly elevation. L� y RESOLUTION NO. 2399 PLANNING COMMISSION After notification and public hearing as specified by law on the application of Mr. Henning Marahrens for approval of plans and elevations to allow house move -on of a residence on property known as 1256 Audrey Ave. in an R-1-10 (Single Family Residential/Low Density) Zoning District, as per application filed in the Planning Department on June 26. 1986, and, after presentation by the Planning DirectO:, proponents and opponents, the hearing was closed (S 86-14). After due consideration of all evidence presented, the Planning Commission did find as follows: 1. The proposed single family dwelling is consistent with the R-1-10 Zoning shown for this lot. 2. The proposed plan as redlined satisfies all setbacks of the R-1-10 Zoning District. 3. Ttz presented plans indicate the provision of two parking spaces (I covered, 1 uncovered) as required for single family dwellings. 4. The building design and s_yle is similar to that presently constructed in this neighborhood. Based on the above findings, the Planning Commission does hereby grant the requested approval, subject to the conditions listed in Exhibit A. attached hereto. This requirement applies to all single-family dwellings, multiple apartment units, to all commercial, business, industrial, manufacturing, and construction establishments. 9. Noise levels for the interior of residential units shall comply with minimum State (Title 25) and local standards as indicated in the Noise Element of the Campbell General Plan. STAFF RECOMMENDATION That the Planning Commission adopt the attached findings and approve this application, subject ro the attached conditions. STAFF DISCUSSION The applicant is requesting approval of a site and architectural application to allow the move -on of a single family dwelling. The proposed single story structure would cover approximately 24% of the .20 acre lot which is currently vacant. The project site is currently bound by developed properties, townhomes to the south and west, and single family residences to the north and east. The site plan indicates that 72% of the project may be used for landscape purposes. There are no existing large trees on the site. Building elevations indicate stucco for wall materials and composition shingles for roofing materials. Parking facilities have been provided by the prevision of a single car garage attached to the residence and a tandem parking spaces shown in the driveway in front of the garage. The Architectural Advisor is of the opinion that the building plans are generally acceptable. Staff is recommending some changes in the proposed location of the structure so that it has similar setbacks to the remainder of the homes on Audrey Ave. The f,^ lowing changes are recommended: 1. Provision of a 25' frontyard setback; and 2. Provision of a 6' setback along the easterly elevation.
