SA 80-37 Referral to the Planning Commission of the sign
Bonanza Building application of Bonanza Building Center for property
Center located at 1750 S. Bascom Avenue, in a C-2-S Zoning
District.
Commissioner Kotowski reported that the applicant had met with the Site and
Architectural Review Committee this morning and discussed this application
at length. He then stated that the Committee is recommending Item No. 2 under
the Staff Recommendation portion of the Staff Comment Sheet, noting that the
Committee is recommending that Signs 3 through 16 be removed within 90 days.
Mr. Kee reported that staff wculd have no problem with the Committee's
recommendation. He noted that there is a new owner of the building and
that is the reason for the 90-day period to remove the existing signs.
Commissioner Pack then moved that the Planning Commission approve the applicant's
request for signing subject to the applicant's receiving architectural approval
by the Planning Commission for the pr-nposed modifications to the building. noting
that the sign could be erected while obtaining site approval, and that signs 3
through 16 as outlined in the Staff Comment Sheet be removed within 90 days.
This motion was seconded by Commissioner Meyer and unanimously adopted.

SA 80-37 Referral to the Planning Commission of the

Center for property located at 1750 S. Bascom Avenue,
in a C-2-S Zoning District.
STAFF RECOMMENDATION
1. That this application be continued to November 4, 1980 in order
that a Site Approval application can be submitted for modification
to the exterior elevations of the building.
2. If approved, subject to the following conditions:
A. Applicant to receive Architectural Approval by the
Planning Commission for the proposed modifications
to the building.
B. That Signs 3 thru 16 outlined below be removed.
STAFF DISCUSSION
On August 5, 1980 the Planning Staff met with representatives of Bonanza
Builders Centers to discuss a change in signing and also a change in the
exterior elevations of the existing Angel's building. A temporary sign
was also discussed and subse;uently approved to provide signing, while
the applicant was processing a permanent sign application and the
Site and Architectural application. The filing of the Architectural
application has not yet been received and the Staff is recommending
a continuance.

The total sign proposal indicates approximately n90 iluare feet of surface area
for this store. As the Commission is aware, staff may approve siqns for
commercial developments providing that the surface area of each sign does
not exceed 50 square feet in area and/or 14' in heiqht. A copy of Section
21.68.090(4) ;s attached. Also attached is a copy of Section 21.68.150,
which allows the Planning Commission to authorize more signs, larger signs,
end higher signs.
If the Planning Commission takes action to approve this application,
staff is recommending the aforementioned conditions. It is the staff's
opinion that the proposed "Bonanza" sign and the "Building Center"
signs (a total of 242 square feet) is adequate identification for
this business. Staff can justify the proposed signing since this
business is one of the major tenants in the Hamilton Plaza Center.
Staff cannot, however, support the applicant's proposal for the signs
listing all of the departments within the store.

level of the sidewalk or grade, immediately below the sign. to the
lowest point of the projection;
E. No sign shall rotate or be animated by flashing or traveling
lights with exception of time and temperature;
F. Any illumination shall be provided either by interior lights
or reflectors concealed in shrubbery or decorative structures.

condition of that approval required the removal of the remainder of the
proposed and existing signing by recember 1, 1980.
An inspection of the above -referenced property on December 2, 1980 and
again on December 18, 1980 indicates that Condition 3 of your approval
has not been satisfied. The signing of this project will be inspected
on December 29, 1980 to insure compliance t, the conditions of approval.
If the remainder of the signing is not removed by that date, this natter
will be referred to the City Attorney.
