Commissioner Howard reported that this item had been considered by the Site and Architectural Review Committee this m rning, and the Committee is re- commending approval. Commissioner Howard noted that he, personally, is pleased with thewny the applicant has handled the signing. Mr. Kee stated that Staff is recommending approval as present. It was moved by Commissioner Meyer, and seconded by Commissioner Howard, that the planning Commission approve as presented SA 83-19. Motion carried unani- mously (4-0-3). STAFF DISMSSION At its previous meeting of April 26, 1983 the Planning Commission continued the consideration of this signing request so that the applicant could sub- mit a revised proposal which eliminated signing which read "Electric, Plumbing, and Building Materials" and provide an alternative of '4bme Improvement Center." The revised signing proposal would accommodate a 132 sq.ft. signing reading "PAY-N-PAK" and a 40 sq.ft. sign reading 'HOW IMPROV3ffNI CENTER". Staff is of the opinion that due to the distance of the building from the street frontage (approximately 300 ft.) and the scale of the building facade, the signing request is reasonable and warranted. Commissioner Fairbanks noted that this item had been considered by the Site and Architectural Review Committee this morning, and the Committer is re- commending a continuance to the meeting of May 10, with the concurrence of the applicant. It was moved by Commissioner Kasolas, and seconded by Commissioner Meyer, that SA 83-19 be continued to the Planning Commission, meeting of May 10, 1983. Bascom Avenue in a C-2-S (General Commercial) Zoning District. STAFF RE0744DMTICN 1. Approval, subject to the deletion of the signs reading "Electric" f, "Plunbing"; or 2. Denial as presented. STAFF DISCUSSION At its previous meeting of -anuary 25, 1983 the Planning 0manission approved a signing request for Pay-n-Pak for a wall sign of approximately 132 sq.ft. In addition to this wall sign, a smaller sign of approximately 20 sq.ft. reading 'Building Centers" was also approved. At this time, the applicant is requesting approval of a signing request which indicates the removal of the 'Building Centers" signing and the erection of three new signs reading "Electric', 'Plunbing", F, 'Building Materials". Staff does not recommend approval of this additional signing in that signing of this nature begins to specifically list products for sale rather than identifying the type of business. Staff could support a sign,in addition to the signing reading 'Pay-n-Pak", which identifies the business as a home improvement or building center. An inspection of this property additionally indicates the placement of a number of temporary signs along the outdoor garden area on the fencing. Staff would recommend that,prior to approval of additional signing for this project, all other unapproved signing be removed.
