Architectural Review Committee, and the Committee is coning to the
Commission without a recommendation.
Mr. Kee reported that Staff is recommending approval and is of the opinion
that the size is not unreasonable at this location, and that the
modification to the roof treatment improves the architectural
compatibility of this signing proposal.

STAFF RECOMMENDATION
Approval, as presented.
STAFF DISCUSSION
At its previous meeting of February 12, 1985 the Planning Commission
continued the consideration of this signing request so that the applicant
could submit a revised signing proposal.
The applicant's proposal indicates the provision of a sign reading 'Pay n
Pak Home Improvement Warehouse Outlet" which measures 6' x 36' (216
sq.ft.). Additionally, the proposal indicates a modification to the roof
treatment for this building so that it parallels the proposed sign.
Staff is of the opinion that the size of this signage is not unreasonable
at this location and that the modification to the roof V.eatment improves
the architectural compatibility of this signing proposal.
The Architectural Advisor's comments were not available at the time this
report was prepared.

Site and Architectural Review Committee. The Committee is recomm,,nding a
continuance in order that the applicant can address some problems with the
sign.

STAFF RECOMMENDATION

2) Continuance, in order that a revised signing proposal may be submitted.
STAFF DISCUSSION
The applicant is requesting approval of a cabinet wall s'gn to replace
the existing signage which identifies the "Pay n Pak" Home Improvement
Center. The proposed sign measures 6' by 36' (216 square feet) and reads
"Pay n Pak Home Improvement Warehouse Outlet". The existing sign which
reads "Pay n Pak" is approximately 132 square feet and the sign reading
"Home Improvement Center" is approximately 40 square feet. Staff supported
the existing sign approval for the following reasons:
1. The letters were individual cans so that the appearance on the
sign related better to the building facade.
2. The frontage of the building is approximately 300 feet from the
street frontage.
3. The scale of building warranted a signage larger than typically
permitted.
Staff, however, does not support the proposed signing change. The signing
cabinet does not relate well with the building design and also significantly
increases the amount of illuminated sign area.
Staff would recommend that the applicant consider individual cabinets to
reduce the signing surface areas and to provide signing which is more
sensitive to the building design.
