Bascom Ave. in a C-2-S (Neighborhood Commercial) Zoning District. Commissioner Christ al-oorted that this item was considered by the Site and Architectural Review Committee. The Committee is recommending approval. Cummissioner ^lszewski noted that he thought the existing 7-11 sign is a hazard in this particular parking lot, and he felt it might be better to d,.l with one sign for the whole property. M/S: Fairbanks, Christ - That the Planning Commission adopt findings as indicated in the Staff Report, and approve SA 85-48, subject to conditions as indicated in the Staff Report (attached hereto). The proposed signing allows reasonable identification of the building tenants. 3. The proposed signage preserves the visual quality of the City and is architecturally compatible. Bascom Ave, in a C-2-S (General Commercial) Zoning District. STAFF RECOMMENDATION That the Planning Commission adopt the attached findings and approve the applicant's sign application subject to the attached conditions. STAFF DISCUSSION The applicant is requesting approval of a signing proposal to allow the placement of 7 tenant wall signs on the canopy of an existing retail/office center. The proposed wall signs measure 2 feet by 10 feet and -:ould be permitted ender the provisions of the s'gn ordinance, however, this retail center currently has two existing freestanding signs and a,.: existing wall rign which exceed the provisions of the signing ordinance. Consequently this sign request is before the Planning Commission at this time. A summary of the existing and proposed signing follow3: Existing signs: 1. A .reestarding sign reading "7-11" with a sign height of 24' and sign area of approximately 60 sq. ft. 2. A wall sign reading "7-11" with a sign area of approximately 30 sq. ft. 3. A freestanding sign identifying the remainder of the shopping center tenants with a sign height of 14' and a sign area of 48 sq. ft. 4. A wall sign reading "The Lomas 6 Nettleton Company" with a sign area of 48 sq. ft. Proposed signs: 1. Seven tenant identification wall signs with a sign area of 20 sq. ft. each. 0 0 SA 85-48 P.C. 1-14-86 Staff is of the opinion that the proposed wall signs for the tenants is not excessive and that the proposed signing conforms to the provision of the sign regulations. Although this property does not conform to the provision of the sign ordinance in that it has two freestanding signs, Staff is of the opinion that the need for proper identification of other tenants in this center warrants an exception to the provisions of the sign ordinance. Staff, however, is recommending the removal of the wall sign (4) is discussed above so that the signage is consistent for this commercial center. FILE NO.: SA 85-48 ADDRESS: 2217 S. BASCOM AVE.
