Dear Craig:
Based upon further review of the approved signing program for the
Hamilton Plaza Shopping Center, it has been determined that the second wall
mounted sign for the House of Bagels is consistent with the previous
approval of the Planning Commissior. Consequently, there is no need for
this matter to go before the Planning Commission on September 10, 1991.

Dear Mr. Chassey.
It has recently come to our attention :hat the root mounted equipment
recently installed by House of Bagels, at the above referenced address, is not
completely screened from public visibility. Conditions of approval fe, all
new buildings in the City require that mechanical equipment be screened
from public view. In the plans submitted by House of Bagels for tenant
improvements, it appeared that this condition had been satisfied.
Please investigate alternatives to completely screen the equipment trom
public visibility. One possibilih;, would be to use low profile equipment.
Plans for screening of the eq::'.pment shall be submitted to the Planning
Department for appro.-; l by May 11, 1992.

Roof Mounted Equipment -- Hamilton Plaza (1646 S. Bascom Avenue)
I have reviewed the situation of the air conditioning units which day light
over the parapet wall for the corner pad building at Hamilton Plaza. These
units were permitted through the Building Department as a part of the tenant
improvement plans for the House of Bagels. In that they are not highly
visible and in that the Planning Department gave a clearance to the Building
Department for these items, I would recommend that we not pursue, the
issue of screening or relocating these units.
If you do not concur with this opinion, please let me know, and I will notify
the property owner regarding a nLed to screen this root mounted equipment.

wall mounted sign for the House of Bagels at the above referenced location.
This approval is subject to the following condition:
1) Applicant to secure any necessary building or electrical permits
prior to installation.
The issue of a second wall mounted sign needs to be considered by the
Planning Commission. The Planning Staff is supportive of the second sign
request, and has scheduled this matter for the September 10, 1991, Planning
Commission meeting.
Two copies of :he approved plan are enclosed for your records.
