Dear Ms. Irani:
i Pursuant to Condition C4 for release of the signage permit for the subject premises. as
outlined by the Planning Commission on the meeting of September 14, 1999, we. have
enclosed a check in the amount of 51,000 to use as a cash security deposit along with
this Letter of Condition.
Condition B4 of File No. SA 99-18 requires Buca di Beppo to reduce the lighting
intensity of our signage to match the overall lighting intensity of signage at the Pruneyard
i Shopping Center, specifically not to exceed the signage intensity of Rock Bottom
' Restaurant.
1 If, after installation of signage and inspection b p y your department, you determine chat the
iightmg intensity of our signage is appropriate, you will refuna the $1.000 deposit to our
home office at 1300 Nicollet Mall, Suite 3043. Minneapolis, Minnesota 55403.
However, if you determine that the lighting intensity needs to be reduced. Boca, Inc. will
be allowed a minimum of 30 days to bring the sign into compliance. Once the lighting
intensity is reduced and complies, you will refund the $1.000 to our home office.
If Boca. Inc. fads to comply with Condition rt4, we understand that the Community
Development Department for the City of Campbell will use the 51,000 deposit to cover
the cost of placing the signs in compliance and will refund any and all remaining monies

The applicant is hereby notified, as part of this application, that he/she is required to meet the
following conditions in accordance with the Ordinances of the City of Campbell and the State of
California. Additionally, the applicant is hereby notified that he/she is required to comply with all
applicable Codes or Ordinances of the City of Campbell and the State of California that pertain
to this development and are not herein specified.
I. .approved Plans: Approval is granted for an exception to the Sign Ordinance and a
modification to the Sign Program for the Pruneyard Shopping Center to allow the installation
of one (1) 50 square foot roof -mounted sign to be located above the building eaves of the
restaurant tenant space and one (1) 50 square -foot wall -mounted sign to he located on the
southerly architectural tower element facing S. Bascom Avenue at the Pruneyard Shopping
Center located at 1875 S. Bascom Avenue. Approval shall substantially comply with the
plans as submitted by Federal Sign Co., except as herein modified by the Planning
Commission.
2. Wall Sign on Tower Element: The proposed 50 square -foot wall sign to be mounted on the
face of the architectural tower element in the center of the shopping center shall be located
facing S. Bascom Avenue and shall be mounted so that the top of the proposed sign is in
alignment with the top of the wall sign fx Rock Bottom Brewery Restaurant (located on the
northerly architectural tower element) anti so that the two signs on each of the Luwer elements
it appear even and balanced.
3. Building Division Requirements: Applicant shall comply with all Building Code
requirements and obtain necessary permits as determined by the Building Division.
4. Lighting Intensity: The lighting intensity of the signs shall be reduced to conform to the
overall lighting intensity of signs at the Pruneyard Shopping Center and with the existing
Rock Bottom Restaurant wall sign on the architectural tower. Prior to issuance of building
permits, the applicant shall provide information on building plans, to be reviewed and
approved by the Community Development Director, indicating the lighting intensity/wattage
of the signs.

• Advised that the applicant is requesting approval of a Sign Exception and modification to the
Sign Program for the Pruneyard Shopping Center to allow the installation of one roof -mounted

sign above the building eaves and one wall -mounted sign on one of the architectural tower
elements facing South Bascom Avenue in conjunction with the establishment of a n" Italian
restaurant to be located within the shopping center.
• Restaurant is located at the rear of the shopping center behind the Mrs Fields Cookies building
and across the driveway from the Rock Bottom Brewery Restaurant.
• Under the Sign Ordinance, each commercial business is permitted one wall sign no greater than
one square foot of sign area for each linear foot of business frontage and H ith a maximum sign
area of 50 square feet
• Roof mounted signs are prohibited by the Sign Ordinance unless an exception is approved by
the Planning Commission.
• Applicant is requesting approval to modit) the Sign Program for the Prune)ard Shopping
Center to allow an additional Hall -mounted sign on one of the architectural tower elements at
the shopping center to provide visibility of the restaurant name from S Bascom Avenue The
architectural tower on which the sign is proposed is not directly attached to the restaurant tenant
space, but is attached to the building in which the restaurant is located.
• The sign is to he located on the southerly of the twin architectural towers located in the middle
of the shopping center and faces the driveway that provides access through the shopping center
• Rock Bottom Brewery Restaurant has a wall sign on the northerly architectural tower facing S.
Bascom Avenue and the applicant is requesting a similar approval on the southerh tower
• The rool-mounted sign consists of individual decorative open-faced channel letters "Boca di
Beppo Italian Dinners", wine bottle and wine glass feature which are illuminated and mounted
on a metal frame to he painted to match the tile color of the roof.
• Staff is supportive of the proposed signage subject to findings and conditions of approval and
additionally recommends that the tower wall sign be installed at the same top alignment as the
Ruck Bottom Brewery Hall sign located on the northerly architectural tower element so that the
two signs on each of the tower elements appear even and balanced.
Vice Chairperson Gibbons presented the Site and Architectural Review Committee report as
follows

approval of a Sign Exception (SA 99-18) to the Sign Ordinance and to modify the Sign Program
for the Pruncyard Shopping Center to allow the installation of one (1) roof -mounted sign above

located within the shopping center. The restaurant will be located in a tenant space at the rear of
the shopping center behind the Mrs. Fields Cookies building and just south of the Rock Bottom
Brewery Restaurant.
ANALYSIS
Sign Ordinance Requirements: Under Section 21.53.090(D) of the Sign Ordinance, each
commercial business is permitted one (1) wall sign with a size no greater than one (1) square foot
of sign area for each linear foot of business frontage and with a maximum sign area of 50 square
feet. Signs that are consistent with these standards may be approved administratively bN the
Community Development Director. However, sign proposals which exceed the permitted
number, size, and/or location of signs per the Sign Ordinance must he considered by the Planning
Commission for approval. Roof -mounted signs are prohibited by Section 21.53.060(F) of the
Sign Ordinance unless an exception is approved by the Planning Commission
The applicant is rcquesong an exception to the Sign Ordinance to exceeo the permitted number
of signs and sign area and also to allow for a roof -mounted sign. The applicant is seeking
approval for two (2) business signs, an additional 50 square feet of sign area to allow for the
second sign and the ability to install one ( I ) sign above the building caves of the tenant space
which is considered a roof -mounted sign.
Sion Program Requirements for the Prunevard Shorroin¢ Center:
A Sign Program for the Pruneyard Shopping Center was approved by the Planning Commission
on August 13. 1996 which allowed one (1) primary freestanding sign, two (2) secondary
freestanding signs, three (3) major tenant freestanding signs, six (6) directory signs and
individual tenant identification signs.
The applicant is requesting approval to modify the Sign Program to allow an additional wall -
mounted sign on one of the architectural tower elements at the shopping center to provrdc
visibility of the restaurant name from S. Bascom Avenue. The architectural tower on which the
sign is proposed is not directly attached to the restaurant tenant space, but is attached to the
building in which the restaurant is located. The sign is to be located on the southerly of the twin
architectural towers that are located in the middle of the shopping center and face the driveway
that provides access through the shopping center. Currently. Rock Bottom Brewery Restaurant
has a wall sign on the northerly architectural tower facing S. Bascom Avenue and the applicant is
requesting a similar approval for Buca di Beppo on the southerly tower.
Sign Proposal and Design: The applicant is requesting approval of a Sign Exception to allow the
installation of one (1) 50 square -foot roof -mounted sign to be placed above the building caves of
the restaurant tenant space and one (1) 50 square -foot wall -mounted sign to be installed on the t
southerly architecwral tower element facing S. Bascom Avenue.
The restaurant wits he located at the rear of the shopping center, approximately 600 feet away
from E. Campbell Avenue and approximately 400 feet away from S. Bascom Avenue. and has no

direct visibility from either streets. The applicant is requesting additional signs and sign area and
for approval of a roof -mounted sign to pro, ide visibility and direction to the restaurant not only
from within the shopping center, but also from S. Bascom Avenue.
The roof -mounted sign to be located just above the building eave of the restaurant tenant space
consists of individual decorative open-faced channel letters and a wine bottle and wine glass
feature which are illuminated and mounted on a metal frame to be painted to match the isle color
of the roof. The idea of the sign is to provide a decorative and architecturally interesting d •n
design that will be visible from within the shopping center and from the rear parking lot, s. .e
the restaurant site is partially hidden by the Mrs. Fields Cookies building. The sign will advertise
"Buca di Beppo Italian Dinners-. The "Buca" portion of the sign will have a red interior and
returns and will he lit by exposed white light bulbs. The "di Beppo Italian Dinners" portions of
the sign will have white interiors and returns and will be lit by green exposed neon lighting. The
bottle and wine drop/glass features will also be channel signs with a combination of exposed red
,.eon lighting and burgundy (bottle), cream (wine drop background) and blue (wine glass)
colored interior channel signage.
The sign to be mounted on the southerly architectural tower element will be a cabinet sign with
individual channel letters attached to the background with a combination of exposed white Iight
bulbs and red and green neon lighting.
Staff is genera!ly supportive of the proposed signage and additionally recommends that the tower
wall sign be installed at the some top alignment as the Rock Bottom Brewery wall sign located
on the northerly architectural tower element so that the two signs on each of the tower elements
appear even and balanced.
Site and Architectural Review Committee: The Site and Architectural Review Committee will be
reviewing this application prior to the Planning Commission meeting on September 14. 1999 and
will provide recommendations to the Planning Commission during the meeting.

The Planning Commission finds as follows with regard to File No. SA 99-18:
I. The proposed roof -mounted sign to be installed above the building eaves of the restaurant
tenant space and the proposed wall -mounted sign to be located on the architectural tower
element of the shopping center are architecturally compatible with the existing approved
signs at the Pruneyard Shopping Center and the surrounding environment

4. the restaurant site is unusually difficult to locate in comparison to similar uses without
exceeding the standards provided in the Sign Ordinance given that the restaurant is located at
the rear of the shopping center and is not visible from either E. Campbell Avenue or S.
Bascom Avenue.
5. The proposed signs will promote the economic viability of the City by providing adequate
identification and visiMhty of the new business, and will also best serve the public welfare
and he in keeping with the principles and purposes of the City's Sign Ordinance.
6. The subject site would best be served by the additional wall sign on the architectural tower
feature to promote better visibility of the business, given the lengthy distance of the tenant
space to S. Bascom Avenue, which is pproximately 660 feet awav: the subject site would
also best be word by the roof -mounted sign above the tenant space given that the site is
located at the rear of the shopping center and is partially hidden by another commercial
building from the rear parking lot.

Baud on the foregoing findings of fact. the Planning Commission further finds and conclude.
that:
I. The propc�ed roof -mounted sign above the restaurant tenant space and the proposed wall sign
on the architectural tower element of the shopping center are consistent with the General Plan
and Zoning designations for the site with approval of a sign exception.
2. The proposed signs will not he detrimental to the public welfare or persons in the
neighborhood or the City as a whole.
3. The proposed signs will not unnecessarily detract from the public health. safety and welfare
and are not indecent or offensive to the senses.
