(See map attached). STAFF DISCUSSION: The applicant has presented revise,1 landscaping, roof and exterior decorative material plans. The canvass awning portion has been changed to a tile roof and plaster pinnacles added as well as changes in window locations and a change to the entrance to the building. The landscape areas in the front and along Campbell Avenue have been extended and the parking area and south side of the property have been landscapeu as proposed by the staff on the original presentation. Staff had recommended approval of the previous plant and recommends that the attached conditions be adopted if the plans are approved as resubmitteu. f STAFF COMMENT SHEET - PLANNING COMMISSION MEETING OF APRIL 6, 1970 "S" 70-16 Application of L. STAFF DISCUSSION: Due to the widening of Campbell and South Bascom Avenues, the parking in front and on the north side of the existing restaurant was removed and parking provided at the rear of the building on C-2-S zoned property. The applicant wishes to expand his building at this time, mainly in kitchen facilities and customer waiting area. The seating capacity has been stated to be 120 seats. Without using the parking located in the County, the applicant is able to provide 25 parking spaces which is a ratio of approximately one (1) space for every 5 seats. The ordinance requires one space for each four seats or a total of thirty spaces. The parking as indicated in the County would provide 37 parking, spaces. The Planning Commission may wish to require in addition to other conditions, that the applicant provide the Citv with an agreement to maintain the parking spaces located partially in the County for the life of the restaurant use. 01 "S" 70-16 Hieva, L.
