ME PLANNING COMMISSION MEETING - FEBRUARY 6, 1979 TS 79-1 Tentative Subdivision Map - Lands of Frayer Lands of Frayer APN 413-25-121 Mr. Kee noted that on November 21, 1978, the Planning Commission approved plans to construct 6 condominium units on property known as 3495 S. Bascom Avenue in an R-3-S Zoning District. Condition K of that approval (S 78 36) was to "Process and File a Tract Map." This map was submitted to comply with that condition. The General Plan reflects this area for High Density Residential (21-27 dwelling units per gross acre). This project would be 13.2 units per gross acre, which is lower than the density indicated. - 10- Commissioner Kasolas moved that the Plannina Commission find that the proposed subdivision is in compliance with the General Plan, and recommend that the City Council approve this subdivision map subject to the conditions listed in the Staff Comment Sheet. This motion was seconded by Commissioner Vierhus and unanimously adopted. n! STAFF DISCUSSION On November 21, 1978, the Planning Commission approved plans to construct 6 Condominium units on property known as 3495 S. Bascom Avenue in an R-3-S Zoning District. Condition K of that approval (S78-36) was to "Process and File a Tract Map." This map was submitted to comply with that condition. Installation of a sanitary sewerage system to serve all lots within the subdivision in conformance with the proposed plans of the County of Santa Clara Sanitation District No. 4. Sanitary sewerage service to be provided by said District No. 4. B. Installation of a water distribution system to serve all lots within the subdivision in conformance with the dolls of the San Jose Water Works Water service to be provided by said San Jose Water Works. Fire hydrants and appurtenances shall be provided and installed at the locations specified by the Fire Chief, Fire Department, City of Campbell. Fire hydrart rental fees shall be paid to City at the rate of $195.00 per fire hydrant. C. Subdivider shall create or provide any public service easement and any ether public utility and/or public service easements as may be necessary for the installation of any and all public utilities and/or facilities. D. Compliance with the provisions of Title 20, Subdivisions of the Campbell Municipal Code. E. Subdivider to furnish copy of Preliminary Title Report. F. C.C.E R.'s to be approved by City Engineer to insu-e provisions for maintenance of buildings and common area. G. Grading and drainage plan to be provided for the review and approval of the City Engineer.
