STAFF RECOMMENDATION
1. That the Planning Commission find that the proposed tract map
is in conformance with the General Plan.
2. That the Planning Commission recommend that the City Council
approve this map subject to the attached conditions.
STAFF DISCUSSION
At its regular meeting of June 19, 1979 the Planning Commiss`.^n approved
the applicant's plans to construct 52 condominium units on property
known as 3595 S. Bascom Avenue in an R-3-S (Multiple Family/High Density
Residential) Zoning District. Condition K of this approval requires that
the applicant process and file a tract map.
The applicant is now requesting approval of a tract map which would allow
these units to be sold as condominiums.
The General Plan indicates High Density Residential (between 21 and 27
units per gross acre) for this area. The approved plans would be developed
at a density of approximately 24 units per gross acre.

Sanitary sewerage service to be provided by said District No. 4.

within the subdivision in conformance with the plans of the
San Jose Water Works. Water service to be provided by said
San Jose Water Works. Fire hydrants and appurtenances shall
be provideo and installed at the locations specified by the
Fire Chief, Fire Department, City of Campbell. Fire hydrant
rental fees shall be paid to City at the rate of $195 per
fire hydrant.
3. Subdivider shall create or provide any public service easement
and ary other public utility and/or public service easements
as may be necessary for the installation of any and all public
utilities and/or facilities.
4. Compliance with the provisions of Title 20, Subdivisions of the Campbell
Municipal Code.
5. Subdivider to pay Storm Drainage Area Fee of $1,617.
6. Subdivider to furnish copy of Preliminary Title Report.
7. CCBR's to be approved by City Engineer to insure provisions `or
maintenance of buildings and common area.
8. Provide a grading and drainage plan for the review and approval of
the City Engineer.
9. Obtain an excavation permit to install a 10-foot wide sidewalk,
driveway approach, two street trees and any other work in the

Mr. Kee reported that at its regular meeting of June 19, 1980 the Planning
Commission approved the applicant's plans to construct 52 condominium units
on property known as 3595 S. Bascom Avenue. This approval expired on J-•ne 19,
1980 and was reinstated by the Commission on June 10, 1980 for a period of
one year.
At this time, the applicant is requesting that the approval of the associated
tentative subdivision map be reinstated. At its regular meeting of September 4,
1979 the Commission recommended approval of this map subject to conditions in
the Staff Comment Sheet. The City Council gave minute action approving this
map on September 10. 1979. Consequently, approval of this map will expire on
September 10, 1980.
There have been no changes in the Land Use Element of the General Plan for
this area. The approved plans would be in conformance with the High Density
Residential density of 21 to 27 units per gross acre.
Commissioner Kotowski then moved that the Commission recommend that the City
Council reinstate approval of .; 79-15 for one year subject to the previous
conditions of approval, seconded by Commissioner Meyer and unanimously adopted.

tract map.
The applicant has processed a tract map, however, approval of this tentative
subdivision map will expire September 22, 1981. The applicant at this time is
requesting an extension of the tentative map approval which was granted by the
City Council at its meeting of September 22, 1980. A letter requesting such
an extension is attached for the Commission's review.
Staff is recommending that the Commission recommend an extension as per the
attached letter.
There have been no changes in the Land Use Element of the General Plan for
this area. The approved map would allow the development of 52 units or a
density of approximately 24 units per gross acre which is consistent with
the High Density Residential (21-27 units per gross acre) designation as

At it's meeting of 22 June 1982, the Planning Commission reinstated appro-
val of the Site and Architectural application for the referenced project.
The tentative map will expire on 28 September 1982. In order to affect
this project's construction, we will need an extension of that approval as
well.
As you probably know, Sam Maslesa of Maslesa Development recently passed
away. While it was Sam's intention to construct and retain ownership of
this particular project, it now appears that it will be sold to another
developer. The final map has been completed for the project, but has not
yet been approved or recorded. Sale of the property is imminent. Your
approval of this request for an extension of the tentative map will allow
the time necessary for this sale to take effect, for the final map to be
recorded and for the project commence construction.
Thank you for your patience in this matter. At this time you have every
reason to expect that this will be the last extension requested.
