PLANNING COMMISSION RECOMMENDATION
1. If the City Council takes first reading of ZC 84-06:
A. That the City Council find the proposed tentative map to be in
accord with the General Plan; and
B. That the City Council approve this map, se,�ject to the attached
conditions; and
C. That the City Council add the condition that the approval of map
shall become effective at the time the-rdinance approving ZC
84-06 becomes effective.
2. If the City Council continues ZC 84-06, that TS 85-01 also be
continued.
DISCUSSION
ZC 84-06, on this evening's agenda, is an application for a zone change to
allow the development of 6 condominiums on the subject property (952
Apricot Avenue). A condition of that zone change approval would require
the applicant to process and file a tract map.
The applicant at this time has submitted a Tentative Subdivisin Map which
would allow the construction of these units as condominiums. The proposed
development would be developed at a density of 18.75 units per gross acre,
which is consistent with the High Density Residential (21-27 units per
gross acre) as shown on the General Plan.
At its meeting of February 12, 1985 the Planning Commission recommended
approval of this map with a vote of 6-0-1, with Commissioner Christ being
absent. Attached for the Council's review are the minutes from that
meeting.

nances shall be provided and installed at the locations specified by the.

Subdivider shall create or provide any public service easement and any other
public utility and/or public service easements as may be necessary for the
installation of any and all public utilities and/or facilities.

6. Subdivider to furnish copy of Preliminary Title Report.
Subdivider shall (install street improvements and post surety to guaranty

STAFF RECOMMENDATION
1. If ZC 84-06 is continued, that the Planning Commission continue the
consideration of this map Lo its meeting of February 26, 1985.
2. If ZC 84-06 is recommended for approval:
A. That the Planning Commission find the proposed tentative map to

B. That the Planning Commission recommend that the City Council
approve this map, subject to the attached conditions.
STAFF DISCUSSION
