1. That the City Council find the proposed map in accord with the
General Plan; and approve this Tentative Subdivision Map, subject
to the attached conditions.
DISCUSSION
At :ts meeting of December 8, 1987, the Planning Commission adopted
Resolution Nos. 2497 & 2498 (vote: 7-0) recommending approval of the
applicant's zone change application allowing the development of 14
townhomes on the project site. The City Council subsequently gave
first reading of an ordinance approving th's project on January 5,
1988. Condition 23 of this approval requires the applicant to
process and file a subdivision map.
The applicant has submitted the attached map which would allow the
creation of a 14-unit townhome subdivision. The proposed project
will be developed at a density of 18 units per gross acre. The
proposed density is consistent with the High Density designation
(21-27) units per gross acre) us shown on the Land Use Element of the
General Plan.
At its meeting of February 9, 1988, the Planning Commission took
action to recortm:end approval of TS 88-01 (vote: 5-0-2).

CONDITIONS OF APPROVAL: TS 88-01
LANDS OF TELESIS CONSTRUCTION CO.
SITE ADDRESS: 3675 S. BASCOM AVE.

CONDITIONS AS REQUIRED BY CITY ENGINEER/PUBLIC WORKS DEPARTMENT
1. Installation of a sanitary sewerage system to serve all lots within
the subdivision in conformance with the proposed plans of the County
of Santa Clara Sanitation District No. 4. Sanitary sewerage service
to be provided by said District No. 4.
2. Installation of a water distribution system to serve all lots within
the subdivision in conformance with the plans of the San Jose Water
Works. Water service to be provided by said water company. Fire
hydrants and appurtenances shall be provided and installed at the
locations specified by the Fire Chief, Fire Department, City of
Campbell. Fire hydrant maintenance fess shall be paid to City at the
rate of $195 per fire hydrant.
3. Subdivider shall create or provide any public service easementand any
other public utility and/or public service easements as may be
necessary for the installation of any and all public utilities and/or
facilities.
4. Compliance with the provisions of Title 20, Subdivisions of the
Campbell Municipal Code.
5. Subdivider to pay Storm Drainage Area Fee.
6. Subdivider to furnish copy of Preliminary Title Report.
7. Subdivider shall install street improvements and post surety to
guaranty the work.
8. CC&R's to be approved by City Engineer to insure provisions for
maintenance of buildings and common area.
9. Prcvide a grading and drainage plan for the review and approval of the
City Engineer.
10. Obtain an excavation permit and pay fees and deposit for all work in
the public right-of-way.
11. Pay fee of $15,848.00 in lieu of dedication of land for parks.

STAFF RECOMMENDATION
1. Thac the Planning Commission find the proposed map in accord with the
General Plan; and
2. That the Planning Commission recommend that the City Council approve
this Tentative Subdivision Map, subject to the attached conditions.
STAFF DISCUSSION
