VHEREAS public heaving has been held in the manner �
specified by law on the application of Sondeno Construction
Company, Inc. for a use permit to convert a residential
building located at 1627 Bascom Avenue for office purposes,
as per application filed in the office of the Planning
Department on Ppril 12, 1971; and
WHEREAS ai.`ter oral presentation by the Planning Director,
proponents and opponents, the hearing was closed; and
VHERLAS after discussion of all. evidence presented the
Commission did find as follows:
1. That the establishment, maintenance or operation
of the use applied for will.). not he detrimental
to the health, safety, peace, morals, comfort
or general welfare of persons residing or workinr,
In the neighborhood of such proposed use.
2. That the proposed use will not be detrir.ental
or injurious to the properties and improvements
in the neighborhood or the general welfare of
the City.
HOW, THLRErORI:, BE IT RESOLVED THAT the Planning Commission
Of the City of Campbell does hereby approve the use as applied
for, subject to the fo.11owinL conditions:
1. Applicant to submit plans for architectural approval.
2. The conversion of the residential building shall be made
to comply with all building and fire code requirements
for the type of occupancy and shall comply with all other
applicable codes of the City of Campbell.
3. The exterior appearance of the building proposed to be
converted shall be related in appearance to buildings
designed for office purposes.
4. Applicant to provide on -site parking as required by
Section 9319 of the Campbell Municipal Code.
5. Building to meet setback requirements for the zoning
district in which said use is granted.
G. Use permit to become void within one. year from its
granting if conversion not completed in compliance with
approved plans.
7. Use permit to become valid ten days from date of granting,.

Sondeno Construction hearing on the application of Sondeno
Company, Inc. Construction Company, Inc. for a use permit
to convert a residential building located
at 1627 Bascom Avenue for office purposes.
(Property zoned C-2-S).
Chairman Scott asked Mr. Kee for his comments.
Mr. Kee reported that the applicant wishes to convert an existing
residential building for office purposes. The staff has recom-
mended approval subject to sev,�n conditions. The applicant would
have to bring the plans back to the Commission for architectural
and site approval. The staff has recommended appruvdl as this
would seem to be an appro,riate use at this location.
Commissioner Stewart questioned thr parking„ and Mr. Kee advised
that the parking requirements would be determined at the time of
architectural and site approval.
Chairman Scott declared the public hearing open and asked if anyone
wished to speak in support of the application.
Mr. Carl Anglin, Land Planner, advised t-ey were in agreement wit„
the conditions of approval for the use permit and he would be happy
to answer any questions.
Chairman Scott asked if anyone wished to be heard in opposition
to the application.
Chairman Scott called attention to the letter from the applicant,
which stated that although Mr. Sondeno is in the construction
business, Here would be no storage of heavy equipment or un-
sightly accumulation of materials on this property. He suggested
that a condition be included in the use permit which would prohibit
the storage of heavy equipment.
Commissioner Hebard pointed out the application is for a use
permit to allow an office use, and storage of heavy equipment would
not be permitted.

Chairman Scott asked the applicant if he would have any objections
to such a condition being included in the use permit. Mr. Anglin
replied there would be no objection to such a condition.
Commissioner Hebard moved that the public hearing he closed, seconded
by Commissioner Larson and unanimously adopted.
Commissioner Larson moved that condition M8 be added to the use
permit, stipulating that no storage of heavy equipment be allowed
on this particular site.
Motion seconded by Commissioner Pack and unanimously adopted.
Resolution Commissioner Alexa-der moved that Resolution
No. 1091 No. 1091 be adopted approving OP 71-5 (Sondeno
Construction Company, Inc.) subject to the
following conditions:
1. Applicant to submit plans for architectural approval.
2. The conversion of the residential building shall be made to
comply with all building and fire code requirements for the
type of occupancy and shall comply with all other applicable
Codes of the City of Campbell.
3. The exterior appearance of the building proposed to be con-
verted shall be related in appearance to buildings designed for
office purposes.
4. Applicant to provide on -site parking, as required by Section
9139 of the Campbell Municipal Code.
5. Building to meet setback requirements for the zoning district
in which said use is granted.
6. Use permit to become void within one year from its granting
if conversion not completed in compliance .with approved plans.

cant's statement attached).
STAFF RECOMMENDATION:
Approval, subject to the attached conditions.
STAFF DISCUSSION
The applicant is proposing to use an existing residential building
which his stucco walls and a tile roof for office purposes.
This particular dwelling is located south of the Mobil Service
Station on the southwest corner of East Hamilton and Bascom Avenues.
The property to the south is commercially developed.
The subject building was used for manv years for a real estate
office with iio apparent problems and staff is not aware of the
date that the real estate office vacated the premises.
In the staff's opinion the use seems appropriate at this location
subject to the recommended conditions. It should be noted in narti-
cular that condition N1 requires that plans be submitted for Archi-
tectural approval.

of the surrounding commeroial district. It is a substantial
structure and in very good condition. It's stucco exterior,
plaster interior and tile roof provide needed fire protect-
ion in this Fire Zone and makes the structure useable for
Office use.
Mr. Sondeno does not intend to do any extensive remodel-
ing and the exterior will not change except for painting and
to add a wall sign and repair the landscaping. The build-
ing is of good design and more of a credit to this com-
mercial zone than the ether buildings in the area. This is
not the run of the mill conversion where the building does .
not fit the use for which it will be used.
The use as an office will be a quiet one generating hard-
ly any traffic. There are only three people involved in
total staff with no intention of expansion. Although Mr. Son-
deno is in the construction business there will be no storage
of heavy equipment or unsighty accumulation of materials on
this property.
Mr. Sondeno appreciates the concern of the City regard-
ing the shabby appearance which converted dwellings can
have if not handled properly. We belive this is net the case
here for this structure and it's new use will enhance this
area of the City and will not be detrimental to the property
values or general welfare of the City.
