DISCUSSION:
On April 17, 1975, the Planning Commission unanimously (6-0-1) adopted
a resolution recommending approval of a use permit to allow construction
of a single family residence at 80 Alice Avenue.
This property is located in the Interim Zone, which is the reason why
It is before the Council for consideration. Staff and the Architectural
Advisor have recommended approval of this application.

AS ESTABLISHED BY ORDINANCE 916 ON THE 24TH DAY OF

The City Council of the City o' Campbell does hereby ordain as follows:
SECTIO14 ONE: That a use permit, including plans and elevations, is
hereby approved on that portion of an Interim Zone known as 80 Alice Avenue
as per the application of Mr. Bruce G. Johnson.
Said approval granted subject to the following conditions:
A. Underground utilities to be provied as required by I
Section 20.16.070 of the Campbell Municipal Code. All
parking spaces to be provided with appropriate concrete
curbs or bumper guards.

B. Plans submitted to the huilding department for clan check
shall indicate clearly the location of all coraections for
underground ttilities, including water, newer, electric,
telephone and television cables, etc.
C. Ordinance 11o. 782 of the Campbell Municipal Code stipulates
that any contract for the collection and disposal of refuse,
garbage, wet garbage and rubbish produced within the limits
of the City of Campbell shall be made with Green Valley
Disposal Company. This requirement applies to all single
family dwellings, multiple apartment units, to all commercial,
business, industrial, manufacturing, and construction estab-

Commissioner Lubeckis advised that the Architectural Review Committee re-
viewed the plans and recommends approval.
Mr. Kee advised that the staff also recommends approval subject to the j
conditions attached to the staff comment sheet. I
Chairman Alexander asked why the Commission was considering this application
for a single family residence.
Mr. Kee advised that in the Interim Zone, the R-I would have to have a use
permit with a public hearing before the Planning Commission and City Council.
Commissioner Cook asked to see the plans for the residence.
Commissioner Dickson stated that this property is in the Interim Zone and
he asked if this project would be affected by the proposed downtown loop
streets in any way.
Mr. Kee advised that in the previous recommendations of the Interim Zone
Committee, this area was recommended for R-1 on the General Plan.
Chairman Alexander declared the public hearing open and asked if anyone
wished to speak for or against the application.
Mr. Bill Hirrison, 204 Alice Avenue, stated that he thought It was a good
plan and he was for it. However, he stated there is an alley behind
these properties, which has been a problem in maintaining, and he asked
that the applicant help maintain it.
Mr. Johnson, applicant, came forward and stated that he would maintain
the alley in as good or better condition that it is now. He was of the
impression that the alley did not belong to the city, but that the
property owners on either side of the alley were the owners. .
Commissioner Cook moved that that the public hearing be closed, seconded
by Commissioner Samuelson and unanimously adopted.
RESOLUTION NO. 1451 Commissioner Dickson moved that Resolution No. 1451
be adopte recommending that the City Council

STAFF RECOMMENDATION:
Approval, subject to the attached conditions
STAFF DISCUSSION:
The applicant is requesting a use permit and approval of plans to construct
a single family residence in the Interim Zone. The -tructure as presented
will cover 31% of the 7,300 square foot lot; 87% of the remaining lot area
will be landscaped.
Staff and the Architectural Advisor are of the opinion that this is a very
unique design which seems to capitalize on the personal taste of the owner,
differing from traditional housing design.

the property located at 80 Alice Avenue, Campbell. I wish to
construct my own personal residence on this subject property.
I feel my request is completely in line with the existing
use(s) of the adjacent properties on the street. My primary
objective in the design was to maintain the integrity of the
property by eliminating as few trees as necessary. This
required that the house be placed as far back on the property
as possible. Thus the property will still appear to be as
wooded as before.
