Planning Commission Subl-t TS 79-5 - TENTATIVE SUBDIVISION MAP LANDS OF BW CONSTRUCTION RECOMMENDATION That the City Council find that the proposed tract map is in conformance with the General Plan, and approve said map subject to the attached conditions. DISCUSSION At its regularly scheduled meeting of February 6, 1979, the Planning Commission approved the applicant's plans to construct 28 condominium units on property known as 889, 905 and 917 Apricot Avenue in an R-3-S (Multiple Family/High Density Residential) Zoning District. Condition 1" required the applicant to process and file a tract map. The attached map would meet this requirement. The General Plan indicates High Density Residential (between 21 and 27 units per gross acre) for this area. The approved plans would be developed at a density of 21 units per acre. At its meeting of April 17, 1979, the Planning Commission voted unanimously to approve the subject map. jw CONDITIONS OF APPROVAL - TS 79-5 Application of: B.M. Construction Page 1 1. Installation of a sanitary sewerage system to serve all lots within the subdivision in conformanxe with the proposed plans of the County of Santa Clara Sanitation District No. 4. Sanitary sewerage service to be provided by said District No. 4. 2. Installation of a water distribution system to serve all lots within the subdivision in conformance with the plans of the San Jose Water Works. Water service to be provided by said San Jose Water Works. Fire hydrants and appurtenances shall be provided and installed at the locations specified by the Fire Chief, Fire Department, City of Campbell. Fire hydrant rental fees shall be paid to City at the rate of $195.00 per fire hydrant. 3. Subdivider shall create or provide any public service easement and any other public utility and/or public service easemeni:s as may be necessary for the installation of any and all public utilities and/or facilities. 4. Compliance with the provisions of Title 20, Subdivisions of the Campbell Municipal Code. 5. Subdivider to furnish copy of Preliminary Title Report. 6. Subdivider shall execute an agreement and post bonds to either install street improvements on Apricot Avenue or join a Local Improvement District for Apricot Avenue. 7. Dedicate additional right-of-way to widen Apricot Avenue to 30 feet from centerline. S. C.C.6R.'s to be approved by City Engineer to insure provisions for maintenance of buildings and common area.
