Residential) Zoning District.
Chairman Dickson noted that Commissioner Perrine was the adjacent property owner
in this application, and asked the City Attorney if it would be appropriate for
Commissioner Perrine to vote.
Mr. Dempster indicated that there would not be a problem.
Chairman Dickson reported that this item was reviewed by the Site and Archi-
tectural Review Committee, and the Committee is recommending approval sub-
ject to conditions of approval as stated in the Staff Report.

That the Planning Commission approve this application, subject to the
attached conditions.
STAFF DISCUSSION
the applicant is pro)osing to add a second story addition to an existing
house. The addition is proposed to be located 5'8" from the side property
line. Typically the code would require a 9 foot setback. An existing
second story bedroom is presently located over the garage and 5'8" from
the same property line.
The applicant has obtained the signatures of the a,:jacent property owners
indicating support for the addition.
Staff is of the opinion that the proposed addition with the 518" sideyard
setback would not be detrimental to the neighborhood or tl.e Ci.,, 2nd
therefore approval is recommended.

Dear Mr. Kee:
Our neighbor, the Richter family, at 905 Almarlda Drive has
Informed us of their desire to add an addition to their home
Including an expansion of their second story. It is our
understanding that a second story addition raises an Issue of
side yard setback with the current city code.
This is to advise you that we are not opposed to their addition
plans as they have been described to us by the Richters. There
are several reasons we are not opposed. To mention a few, a
second story modiflclatlon to the home already exists and the
p.-oposed addition will most probably improve the visual Impact of
the house from the street and will be of little Impact from our
yard or house. Also, the addition, being to the north of our
property would not block the solar Insolation should we ever wish
to perform a solar modification to our home.
