The Committee is recommending approval with the added condition that a plan for directional signing come beck within 90 days to the Committee. M/S: Olszewski, Christ - That the Planning Commission adopt the attached finoings and approve SA 86-58, subject to conditions indicated in the Staff Report dated NovNmber 11, 1986; and, with the added condition that a Plan for directional signing come back to the Site Committee within 90 days of this approval. Mina -Tree Signs Bascom Ave. - C-2-S (General Commercial) Zoning District. STAFF RECOMMENDATION That the Planning Commission adopt the attached findings and approve this signing proposal, subject to the attached conditions. STAFF DISCUSSION Wells Fargo Bank is taking over Crocker Bank in the Pruneyard and is proposing the following signs reading "wells Fargo Bank": 1. 8 1/2 sq. ft. cabinet sign on t'ie east elevation (facing Bascom Ave.) 2. 12 sq. ft. sign of cast aluminum letters on the east wall (facing Bascom Ave.) 3. 2 signs of 12 sq. ft. each of cast aluminum letters on north elevation. 4. Reface of monument sign near Bascom Ave. - 21 sq. ft. Wit,. this proposal, signing for the bank would total 65.5 sq. ft. Signing on the hanx now is about the same as tha, being proposed. Under the sign code, the applicant would be allowed one sign with a maximum size of 50 sq. ft. Section 21.68.140 of the Campbell Municipal Code states: Section 21.68.140 - "The Planning Commission may authorize more signs, higher signs or temporary off -site directional signs when it determines that the use or uses for which the signs are to be erected would not be adequately identified or are unusually difficult to locate in comparison to similar uses without exceeding the standards provided in this chapter; or when it determines that the use is of such size and is so located in refeiencr to surrounding uses and/or the traffic circulation system that a larger, higher or temporary off -site directional sign would best serve the public welfare and would be in keeping with the principles and purposes of this title." 1 2. Staff is of the cpinion that due to the location and size of the bank, it needs more signs than allowed by the code to be adequately identified. The bank has 120 linear feet of frontage on the north elevation and over 60 feet on the east elevation. With a single sign on each elevation the bank would be difficult to loate depending on the direction the customer is coming from. The signs proposed are small and tastefully done, which in Staff's opinion is more desirable than one or two large signs. For these reasons, Staff is recommending approval.
