Any approval granted under this section small expire one year after
the date upon which such appioval. was granted, unless an extension
for such approval isooL=i,r._d by making written appl.iration for same
to the Planning Commission at least fifteen (15) days prior to the
expiration date of such approval.
No building permit shall be issued after the expiration date of Any
approval until a new approval has been obtained in the nanner provided
for in this Chapter.

CONDITIONS OF APPROVAL - "S" 71-62
California Savings
1. Property to be fenced and landscaped as indicated on plans.
2. Landscape plan indicating type of plant material, location of
hose bibs or sprinkler system and type of fencing, to be sub-
mitted for approval of the Planning Director at time of
application for building permit. All planter areas to be
enclosed within 4" to 6" raised curbs.
3. Landscaping shall be maintained in accordance with the approved
landscape plan.
4. Faithful performance bond in the amount of $2,000 to be posted
to insure landscaping, fencing and striping of parking area within
three months (3) of completion of construction, or applicant
may file written agreement to complete landscaping,, fencing and
striping, of parking, area prior to final building department
clearance.
S. Trash container(s) of a size and quantity necessary to serve
the development shall be located in area(s) approved by the
Fire Department. Unless otherwise noted, said enclosure(s)
shall consist of a concrete floor surrounded by a solid wall
or fence and have self-closinS doors of a size specified by
the Fire Department.
The applicant is notified as part of this application that he is
required to meet the following conditions in accordance with Ordinances
of the City of Campbell.
A. All parking, and dtivewry area~ to bn developed in compliance
with Section 9319 of the Campbell Mun;oipal Code. All parking
spaces to be provided with appropriate curbs or bumper guards.
B. Underground utilities to be provided a^ required by Sectioz.
9110.6 of the Campbell Municipal Code.
C. Plans submitted to the building department for plan check shall
indicate clearly the location of all connections for underground
utilities including, water, sewer, electric, telephone and
television cables, etc.
D. Sign application to be submitted in accordance with provisions
of the sign ordinance for all signs. No sign to be installed
until application is approved and perriit issued by the building
department.
E. Applicant to obtain excavation permit for removal of existing,
driveway approach on Bascom Avenue and construction of new nurb,
gutter and sidewalk on Fewtrell frontage of development.

"S" 71-62 Application of California Savings for anproval
California Savings of an office building, to be located at 1980
South Bascom Avenue in a C-7-S 7.one. (see
maps and applicant's statement attached),
STAFF RECOMMENDATION:
Approval, subject to the attached conditions.
STAFF DISCUSSION:
The applicant is proposing, to construct a single story office building
of brick and stucco with a mission tile roof. The building will be
very attractive and is compatible with the Prune Yard development
across Bascom Avenue.
There is an existing triplex and carport on this propertv which will
have to be removed prior to construction of the commercial building..
The applicant has split the existing lot containing Keith's Tire
Service for a portion of this development. The lot as proposed for
this development is indicated on the first mar attached and the
property as it presently exists is Indicated on map k2 attachea.
The applicant has been requested to present the City with proof of
ownership of this lot before issuance of a building, permit.
The attached statement indicates a future development of the entire
property which would include the present location of Keith's Tire
Service.
Uniess ownership of both parcels of property can be furnished by the
applicant staff would recommend either a continuance or denial of
the application. It might be well to consider the incorporation of
both parcels of propertv into one to prevent anv future sale of the
site of the tire sales operation.
The lot area shown for development is 28,g44 square feet and the
building is 2,630 square feet. The landscaping requirement would
be 2,630 square feet. The plan as presented and as added indicates
approximately 2,017 square feet of landscaping, area.

of the Campbell Municipal lode of the City of Campbell, the
undersigned hereby makes application for approval of the
attached plans.
1. The said improvements will be located on land
described as follows:
