Faithful performance bond in the amount of $2,000 to be posted to insure landscaping, fencing and striping of parking area within three (3) months of completion of construction, or applicant may file written agreement to complete landscaping, fencing and striping of parking area prior to final building department clearance. STAFF COMMENT SHEET - PLANNING COMMISSION MEETING OF DECEMaER 20, 1971 "S" 71-77 Application ofVhrd Thomas on behalf of California Thomas -California Savings for approval of an office building to Savings be located at 1990 South Bascom Avenue in a C-2-S zone. (See map attached). STAFF RECOMMENDATION: Approval, subject to the attached conditions. STAFF DISCUSSION: The applicant is proposing to construct a single story office building of brick and stucco with a mission tile roof. The building will be very attractive and in the staff's opinion is compatible with the Prune Yard development across 9ascom Avenue. On October 4, 1971, the Planning Commission approved this same building on property north of and adjacent to this site. Since that time, the applicant has obtained the subject property and is asking for approval on the new location. The proposed 2,630 square foot building is to be located on a lot containing 18,803 squt•re feet and provides for 14 parking spaces. The landscaping requirement for the development would be 1,620 square feet and the applicant has provided in excess of 3,500 square feet. The parking as indicated is one space per 188 square feet of building area. The previous plan indicated 19 spaces and the ordinance requirement or 1/150 square feet would require 17 spaces.
