RECOMMENDATION
That the City Council approve the above referenced tentative subdivision
map, subject to the attached conditions.
DISCUSSION
At its meeting of July 21, 1981 she Planning Commission recommended
approval of ZC 81-19, the application of Mr. Gabor DuVon for a zone
change and approval of a Planned Development Permit to allow the
construction of 46 townhome units on property known as 14301 S. Bascom
Avenue. Condition "P" of that approval requires the applicant to
process and f°1e a tract map.
The applicant has since submitted the subject tentative subdivision
map in order to satisfy this condition. The proposed map would allow
the development of 46 units, or 18.8 units per gross acre, which is
consistent with the High Density Residential (21-27 units per gross
acre) designation as shown on the Land Use Element of the General Plan
for this area.
The Commission recommended approval of the associated zone change
application with a 7-0-0 vote.
At its meeting of September 15, 1981 the Planning Commission, by
unanimous vote, found this map to be in accord with the General Plan
and recommended approval.

The following conditions of approval are recommended concerning the subject tentative
subdivision map submitted by _Vicra Corporation
Installation of a sanitary sewerage system to serve all lots within the sub-
division in conformance with the proposed plans of the County of Santa Clara
Sanitation District No. 4. Sanitary sewerage service to be provided by said

Installation of a water distribution system to serve all lots within the sub-
division in conformance with the plans of the San Jose Water Yorks.
Water service to be provided by said water company. Fire hydrants and appurte-
nances shall be provided and installed at the locations specified by the
Fire Chief, Fire Department, City of Campbell. Fire hydrant maintenance
2 fees shall be Paid to City at the rate of $195 per fire hydrant.
Subdivider shall create or provide any public service easement and any other
3 public utility and/or public service easements as may be necessary for the
installation of any and all public utilities and/or facilities.
Compliance with the provisions of Title 20, Subdivisions of the Campbell
A . Municipal Code. p
5 . Subdivider to pay Storm Drainage Area Fee.
Subdivider to furnish copy of Preliminary Title Report.
Subdivider shall (install street improvements and post surety to guaranty
the work) (execute an agreement and post surety to install street improve-
ments in the future and agree to join a Local Improvement District).
Dedicate additional right-of-way to widen to
feet from centerline.
C.C.6R.'s to be approved by City Engineer to insure provisions for maintenance

Provide a grading and drainage plan for the review and approval of the City
Engineer.
B . Obtein an excavation permit and pay fees and deposit for all work in the
public right of way.
Subdivider shall seal existing well in accordance with the standards of Santa
Clara County Environmental Health Services.
10. One-way driveway approaches are to be a minimum of 18 feet wide.

STAFF RECOMMENDATION
