The Planning Division has reviewed the issue of occupying the lower floor of the existing two-
story office building on the referenced property with a medical office use. The subject property is
zoned C-2-S (General Commercial) and is shown as a General Commercial use on the Land Use
Element of the General Plan. A medical office use is permitted in this Zoning District.
The parking requirement for a general office use is 1 parking space for each 225 square feet of
gross building area and for medical use is 1 parking space for each 200 square feet of gross
building area. Based upon the square footage of the building at 5,460 square feet and a usage of
medical use on the ground floor and an general office use on the second floor a parking demand
of 25.7 spaces is generated. The submitted information depicts 24.5(25) spaces on-site and
describes a shared driveway parking easement with the adjacent office building. Consequently,
adequate parking has been provided with the overall parking area of 59 parking spaces for the
two buildings.
If the proposed occupancy for both floors of the building is a medical use, than a parking demand
of 27.3 spaces is created. Such a variation in the required parking ratio would warrant
consideration by the Planning Commission as a parking modification.
It will be necessary for your client to process improvement plans for a change in occupancy from
general office to medical office through the Building Division. These plans should be prepared
by a licensed professional qualified to prepare such plans. Subsequent to the approval of specific
building permits, a business license needs to be obtained for this business.
