Kelly indicated that Trojan would like the Council to approve the project as presented, but barring that
have the Council adopt a COA directing a reduction in square-footage/FAR (10,000 SF as shown on
revised exhibit) with an increased setback and/or building setback, at Community Development
Director’s discretion.
However, this approach requires the Council to approve a building for which they don’t have drawings
for. And it puts a tremendous amount of discretion on the Community Development Director.
There are basically three options moving forward for the Council:
Option 1: Approve project as presented.
Option 2: Approve with revision (either PC’s recommendation or applicant’s compromise).
However, this option runs the risk of approving a project that may not be viable without Fire review
being completed.
Option 3: Continue the hearing and direct staff to work with Fire to approve two options (PC’s
recommendation and applicant’s compromise) and return to Council. Would result in a loss of time
(months).
Daniel advised Kelly to prepare rendering from a rear-yard to better illustrate the massing relationship
from the neighbors’ side.
Kelly will get back to Daniel by Monday with a decision on whether Trojan wants to offer the
compromise or ask for approval as presented.
