Note to File: The following summarizes the October 8, 2019 SARC meeting on the Campbell Trojan Self‐
Storage Project located at 680/700 E. McGlincy Ln.
Action Item: Applicant will provide two rear elevation exhibits with windows, awnings and/or additional colors
to soften the massing for consideration by the Planning Commission.
Summary of Discussion:
Brett Henry (Applicant):
o Trojan facilities in San Jose are 1.5 to 2.0 FAR
o Building is designed to minimize external activity through multiple elevators and interior loading
areas.
o Project would likely be occupied by 75% residential customers and 25% commercial customers.
o No work/activity would be allowed within the building.
o Units are getting smaller (100 SF) and are being used as closets by customers.
o This project is 25‐30% more expensive than the San Jose projects.
o A lot of security and surveillance of technology will be incorporated.
o 70% of the customers are women.
o Project will be filled within 8 months.
o Lighting would shut off by 11 PM or 12 AM unless there’s a problem.
o Landscaping and vegetation increased along rear property line, including mature redwood trees.
o Colors are more earth‐tone rather than corporate colors.
o Could add spandrel glass at back wall for some visual relief.
Kelly Snider (Applicant’s Representative)
o Awnings could be added to the back to soften the building.
o Additional colors could also be added for a similar effect.
Mike Krey (SARC Member)
o Back of the building not a great view.
o Not a big problem with the size.
o Nice colors, setbacks, and landscaping, but size and rear wall is a challenge.
o Consider solar panels on the roof.
o Overall a good project.
Maggie Ostrowski (SARC Member)
o Looks good
o Lighting could be a concern (photometric plan shows nominal light exposure at property lines)
o Did the setbacks increase (yes from 50’ to 65’)
