Stephen:
Please see attached for your review. thank you
For the outdoor furnitures, they are going to custom make the chair/table with wood but it will look similar to the
attached photo.

Hi Jimmy,
I had an idea I wanted to quickly run past you.

Rather than continue to wait to hear back from your client; we can opt to write in a condition leaving the final decision
on outdoor furniture and interior floor plan arrangement – up to the discretion of the community development
director.
This would enable me to move forward with your public noticing (10‐days) during which time you could try to provide
me the missing details. If you fail to provide the details by the end of the public notice period, the condition will stand
pending the end of a 10‐day appeal period. If you provide the detail during the 10‐day appeal period, and we don’t
agree with what you come up with, you could appeal that decision to the Planning Commission. However, failure to
provide any response for the 10‐day notice, and 10‐day appeal, would require a whole new admin. p‐d to be submitted
to allow.
Let me know your thoughts. Next week I’ll have to deem the project incomplete unless we have a decision on approach
and/or the needed details.

Hi Jimmy,
Any status update to share on the outdoor furniture and/or interior floor plan filling in that space discussed (leaving
open your 3‐foot wide walk path)? Pending Fire Department comments, I’m at a point those two questions will hold up
my notice.
Thanks,

Jimmy,
One more thing; I need confirmation on the maximum number of employees inside the tenant space at any one time.
Reading the description (below) this detail less than conclusive as it appears to capture total staff employed, not in the
business. If there are 6 total staff; that works too – I just need a number that they’d be comfortable restricting the use
to.

Hi Jimmy,
Yes both emails directed at you; sorry about the name swap – frequently multi‐tasking on this end.
The goal is to deter areas from adding expanded seating by design. The area depicted is wide enough for at least 6
more seats. If we dropped a retail kiosk or indoor landscape feature between the two columns it would help. That way
you can maintain your 3‐foot wide walkway between the column and the counter, but disrupt the area between
column and column.
Hope that makes sense, I can mark it up if not clear.
Best,

I'm not sure of this email was suppose to be directed to me.
There is an existing concrete column and we wanted to have a circulation area where customers can visually see the
unique modbar type expresso. Do you still think we need to expand the counter areas? If possible, we like to
maintain at least 3' in‐between the existing column column and the counter sneeze guards? I have the owner pick out
the outdoor furnitures.
Please advise. Thank you
Jimmy

Kevin,
Also can you send me details of the outdoor seating. We review external seats/furniture in greater detail than indoor.
Would these be brought in at night?

I still think we have too much room in the central area; it would be advisable to tighten this area up by expanding the
retail area here as well:
