Jurisdction Land Use Concern Regulations
Carmel Art Gallery Permitted - The use must meet at least one of the following standards:
a) The use features a single artist represnting at least 80% of the art
for sale in the use
b) The use includes a working studio that is utilized for art production by
artists represented in the gallery for over half the hours the use is open.
Jewelry Shops Permitted -
a) The use must provide a full line of jewelry merchandise
b) An area of at least 10 percent of the total floor area of the business
premises must be utulized and maintained for the purpose of making
and repairing jewelry.
c) A craftsperson/jewler shall be on the business premises for consulting
and available for design, repair and craftwork for at least one-half of the
hours in which the store open for business
d) Maximum number of jewelry stores: 32. This limitation shall not apply
to clock shops that do not sell or display jewelry.
Healdsburg Wine Tasting Rooms CUP required. No more than 2 wine tasting rooms per block face.
New applications are required to show that they offer something unique
to the wine tasting experience.
Bed and Breakfast Inns CUP required - Only one B&B operation shall be allowed per city block
unless seperated by five hundred (500) feet or more. For purposes of this
section, a city block shall be defined as the properties abutting the same
street located between two intersecting streets. Corner lots shall be
considered in this section as fronting two city blocks.
Santa Rosa Banks/Financial Institutions Permitted - Ground floor banks and financial services are permitted if the
review authority first determines that the use will not impair the pedestrian
character of the street, provided that:
a) Bank and financial services or business service offices do not constitute
more than 25% of the block façade frontage;
b) The remainder of the block is characterized primarily by retail and/or
restaurant uses; and
c) The façade design of the structure that accomodates the bank or business
service office contributes to the visual interest of the street and conspicuously
expresses the nature of the use.
Cotati Bars- Alcoholic Beverage Sales CUP required
Location Requirements - Each new on- or off-sale liquor establishment shall be
seperated by a minimum of five hundred feet from any playground, public park,
religious facility, school, and two hundred fifty feet from any other on- or off-sale
liquor establishment. The distance shall be measured between the nearest
entrances along the shortest route intended and available for public passage.
These location and separation requirements shall not apply to restaurants
where the alcoholic beverage control license allows customers under twenty-one
years of age on the premises.
