Campbell Master Plans Temporary and Menu Board Signs Restaurant Parking Exemption Eliminating the parking exception will constrain seating capacities based on the parking demand of the previous use,resulting in smaller seating allowances than currently allowed. Example: Tessora's Wine Bar approved w/49 seats. Without exemption, only 16 seats would have been allowed: 1,307 sf / 345 sf (retail standard)= 4 stall “credit” 4 stalls x 4 seats (restaurant standard) = 16 seats • May discourage new restaurants • Fewer seats, more take-out • More request for parking reductions challenging to consider without a parking in-lieu fee. Pro-Active Retail Attraction Requested Direction:Affirm whether Community Development Department staff should take proactive efforts to attract new retailers City-wide,not just in the Downtown (current practice is to assist businesses that have been displaced).
