Restaurant Parking Exemption
Eliminating the parking exception will constrain seating capacities
based on the parking demand of the previous use,resulting in
smaller seating allowances than currently allowed.
Example: Tessora's Wine Bar approved w/49 seats. Without
exemption, only 16 seats would have been allowed:
1,307 sf / 345 sf (retail standard)= 4 stall “credit”
4 stalls x 4 seats (restaurant standard) = 16 seats
• May discourage new restaurants • Fewer seats, more take-out
• More request for parking reductions challenging to consider
without a parking in-lieu fee.
Pro-Active Retail Attraction
Requested Direction:Affirm whether Community
Development Department staff should take proactive efforts
to attract new retailers City-wide,not just in the Downtown
(current practice is to assist businesses that have been
displaced).
