Dear Applicant, Thank you for your November 7, 2019 submittal of materials for the above referenced Authorization for a General Plan Amendment application. The following information is needed to
move your application forward to a City Council meeting:
1. Proposed Property Lines: Please clarify and demonstrate in the drawings whether the proposal involves merging the separate parcels into a single parcel, adjusting the property lines to locate the hotel and apartment building on separate parcels, or some other
reconfiguration.
2. Site Information: The following is necessary to determine the proposed residential density:
a. Please provide a scaled drawing depicting the existing property lines, property line dimensions, and distances to the centerlines of the adjacent streets to property lines.
b. Please indicate the following in the drawings:
i. The net lot area (total area within the lot lines) in square feet.
ii. The gross lot area (total area within the lot lines, plus that area between the centerline of adjacent public streets and the property lines).
3. General Plan Amendment: Based on staff’s approximation with the information provided,
the proposed density is +/- 60 units per gross acre which exceeds the City’s maximum allowable density of 27 units per gross acre (or 36 units per gross acre with a density bonus). Enclosed for your use is the portion of the City’s General Plan describing the current land use designations found in the City. Please be advised the proposal is not
consistent with any current land use designation, therefore please update the written
description to clarify the specific change(s) to the General Plan being requested such as a new General Plan land use designation or an amendment to an existing mixed-use designation.

This application was also reviewed by the Public Works Department, Traffic Engineer, Fire District, and Building Division. The Public Works Department, Traffic Engineer, and Building Division comments/conditions are enclosed for your review. Comments from the Fire District will be provided as soon as they are available.
