Written Description – Request for Parking Modification Permit
The development requests a parking modification permit to reduce parking spaces required by planned
mixed‐used development and Table 3‐1 per Sec. 21.28.050 under City of Campbell Municipal Code. The
development proposes 36 parking spaces while the total amount of parking spaces required is 40. 28
parking spaces are served for the 14 residential units resulting 2 parking spaces per unit, satisfying Table
3‐1 under Sec. 21.28.040 and density bonus rule. Meanwhile, the 12 remaining parking are required to
serve:
Required
2 parking spaces for ADA
3 parking spaces for clean air & van pool
5 required parking spaces for retail 1 (possible barber shop, please see architectural plans)
2 required parking spaces for retail 2 (possible coffee shop, please see architectural plans)
As 28 parking spaces are designated for residential, the development only has 8 parking spaces left
which means that this project is short by 4 parking spaces and is asking for parking reduction for
commercial standards. The 8 parking spaces are designated to serve:

Reasons for parking reductions:
Proposed building’s size limitation
Additional parking spaces will affect project’s design and structure
Enhance pedestrian orientate design
Encourage the use of public transportation since the project is in a prime area close to
downtown Campbell where it is pedestrian friendly with access to public transits
Promoting the usage of bicycles
Increase of landscape buffer and trees
Increase of pervious areas
With the understanding of the current parking situation, the development wishes to request a parking
modification permit.
