Dear Bess Wiersema, Thank you for your December 19, 2019 application for a Site and Architectural Review permit to allow a new 3,853 square-foot one-story single-family residence at 1220 Peggy Avenue, in the R-1-8 (Single-Family Residential) Zoning District, subject to the San Tomas Area Neighborhood
Plan. Based on a review of the application materials and the Campbell Municipal Code (CMC) your application has been deemed incomplete. The following additional information and revisions to the plans are needed in order to continue processing of this application.
GLOBAL COMMENTS 1. New Construction: The project plans make multiple references to ‘existing conditions’ in the project data and plan sheets (i.e. project elevations) which confuse the nature of the permit request for the scope of work. As a new building, only the proposed project details need to be provided and accordingly redlines to the plans have been included to make this distinction
clear. 2. Non-Conforming Building Walls: Please be advised that as a new building, the living room walls on the north side of the building which would need to be brought into compliance with
the required setbacks of the San Tomas Area Neighborhood Plan (i.e. the greater of 8-feet or
60% of the building wall height). When revising this detail, it is strongly recommended to consider ‘flipping’ the design of the home such that the garage occurs on the side furthest from the street intersection – as this will otherwise be a consideration in the project review process with the City’s Site and Architectural Review Committee and Planning Commission.

provided as a separate attachment. Please review and revise details and missing/incorrect information as noted.
DEPARTMENTAL REVIEW
This application was also reviewed by the Public Works Department, Fire District, and Building
Division. Preliminary comments and anticipated conditions (where applicable) from their review
have been provided for your reference. At the time this letter was prepared only comments from Public Works and Planning were available. Comments from Fire and Building will be provided under separate cover when available and may constitute completeness comments requiring revision to the plans prior to resubmittal as well.
When resubmitting please be sure to provide three (3) 24x36 sets of plans, three (3) 11x17 sets, and a digital copy of all resubmittal materials (usb). No resubmittal appointment is required.
PERMIT EXPIRATION
Please be advised that applications that are deemed incomplete must be resubmitted within one
hundred eighty (180) calendar days after notification of incompleteness, or the application shall
be deemed withdrawn without refund of application fees in accordance with CMC Sec.
21.38.040.C. (Expiration of application).
