Hamilton Avenue Application: Administrative Planned Development Permit Status: Incomplete Dear Mr. Kelly, Thank you for your October 17, 2019 application submittal for an Administrative Planned Development Permit (PLN2019-200) formalizing the establishment of a 505 square-foot modular food service building and café (d.b.a. Kelly’s Deli) at 480 E. Hamilton Avenue, in the P-D (Planned Development) Zoning District. Based on a review of the application materials and the Campbell Municipal Code (CMC) your application has been deemed incomplete. The following additional information and revisions to the plans are needed in order to continue processing of this application. CODE ENFORCEMENT 1. Active Code Enforcement Case: Please be advised that it is the property owner’s responsibility to ensure that progress is made to avoid administrative citations and penalties. In the event a response is not forthcoming (generally within 30-days), staff may impose firm deadlines on subsequent resubmittals which may result in hardships (i.e. expediting costs for plan preparation). ADDITIONAL INFORMATION 2. Property Owner Signature: The application requires property owner signature (Home Depot does not own the subject property). Please obtain a signature from an appropriate representative of the Campbell Union School District. 3. Accessibility: The Building Official determined the modular food service building would need to be made accessible as an anticipated condition of approval. Please revise the project plans to indicate how this structure would be made accessible –showing any proposed lifts/ramps as details in relation to other improvements onsite. It is strongly PLN2019-200 ~ 480 E. Hamilton Avenue Page 2 of 2 recommended to have the design peer reviewed by an accessibility specialist (i.e. CASp) with a write-up/support letter explaining how the space meets building code requirements. In response to this request – please also provide an enlarged site plan view of the building showing the specific placement of the food service building in relation to adjoining columns, building walls, loading/unloading areas and building entries. 4. Outdoor Seating & Sales Cart(s): The plans do not include a proposal for any sales carts, seats, tables, or benches. Recent observations of the space have revealed multiple benches in proximity to the space as well as a drink cart occasionally left in front of the structure. Please be advised if these items are not included in the request, they will be required to be removed either as part of this permit request and/or through coordination with the property owner. If it is your intention to include them; please provide details on the specific tables/chairs to be provided (with exhibits) and placement and dimensions of any sale cart. 5. Trash Bins: It is recommended to provide some trash bins in proximity to the space to collect refuse. If there are existing bins provided by Home Depot, please identify their locations on the plan. DEPARTMENTAL REVIEW This application was also reviewed by the Public Works Department, Fire District, and Building Division. Preliminary comments and anticipated conditions (where applicable) from their review have been provided for your reference. When resubmitting please be sure to provide three (3) 24x36 sets of plans, three (3) 11x17 sets, and a digital copy of all resubmittal materials (usb). PERMIT EXPIRATION Please be advised that applications that are deemed incomplete must be resubmitted within one hundred eighty calendar days after notification of incompleteness, or the application shall be deemed withdrawn without refund of application fees in accordance with CMC Sec. 21.38.040.C.
