Dear Mr. Valez:
Please be advised that the Planning Director has given conditional
approval to your application for approval of plans (1) to move the
existing residence to the rear of the subject site; and (2) to
construct a new residence on the front of the subject site.
This approval is subject to the following conditions:
1. Garage to be converted from a living unit back into a garage
within ninety (90) days. (On or before 8:00 a.m., Thursday,
September 22, 1977).
2. Payment of storm drainage area fee of $170.00.
3. Obtain an excavation permit for modifications of driveway
approach.
4. Obtain all necessary building permits.
5. Property to be fenced and landscaped as indicated and as indicated
in "red" on plans.
6. Landscape plan indicating type of plant material, location of hose
bibs or sprinkler system and type of fencing to be submitted for
approval of the Planning Director at time of application for a
building permit.
7. Landscaping shall be maintained in accordance with the approved
landscape plan.
8. Faithful performance bond in the amount of $3,000 to be posted
to insure landscaping, fencing, and striping of parking area within
three (3) months of completion of construction, or applicant may
file written agreement to complete landscaping, fencing and striping
of parking area prior to final building department clearance.
