A copy is enclosed for your convenience. Condition No. 14 calls for an offer to dedicate the land necessary to install a standard sixty foot wide street in Cristich Lane. Now, it is a forty feet wide private street. It was not constructed to City standards and is not maintained by the City. We are not requiring the actual dedication now but simply the offer to do so. It may become necessary to widen Cristich Lane and make it a public street when the old drive-in site is developed. If you will furnish us with a copy of your deed we will prepare the ~ocument for your signature to satisfy this condition. Condition No. 15 is similar to 14 in that it is intended to anticipate a possible future need. It is an agreement to install street improvements across your frontage within a year if the Public Works Director calls for the work to be done. We will prepare this document along with the one for condition 14. Condition No. 16 call for the payment of a storm drainage area fee. This is a one-time only fee that is collected from each parcel to pay for future storm mains or to reimburse the City for mains already installed. The fee for this site is $2,340.00. Condition No. 17 asks you to submit plans showing how you propose to drain the site when it is developed. Five sets of the plans should be submitted to the attention of Don King of our office.
