Dear Mr. Schrader:
This is to advise you of how to satisfy the Public Works conditions
of approval of your application. A copy is enclosed for your
convenience.
Condition No. 14 calls for an offer to dedicate the land necessary to
install a standard sixty foot wide street in Cristich Lane. Now, it
is a forty feet wide private street. It was not constructed to City
standards and is not maintained by the City. We are not requiring the
actual dedication now but simply the offer to do so. It may become
necessary to widen Cristich Lane and make it a public street when the
old drive-in site is developed.
If you will furnish us with a copy of your deed we will prepare the
~ocument for your signature to satisfy this condition.
Condition No. 15 is similar to 14 in that it is intended to
anticipate a possible future need. It is an agreement to install
street improvements across your frontage within a year if the Public
Works Director calls for the work to be done. We will prepare this
document along with the one for condition 14.
Condition No. 16 call for the payment of a storm drainage area fee.
This is a one-time only fee that is collected from each parcel to pay
for future storm mains or to reimburse the City for mains already
installed. The fee for this site is $2,340.00.
Condition No. 17 asks you to submit plans showing how you propose to
drain the site when it is developed. Five sets of the plans should be
submitted to the attention of Don King of our office.
Please contact Don King if you have questions regarding the drainage
plans. Contact me if you have questions about any of the other items.

Trash Containers/Enclosures: Trash container(s) of a size and quantity
necessary to serve the development shall be located in area(s) approved by
the Fire Department. Unless otherwise noted, enclosure(s) shall consist of
a concrete floor surrounded by a solid wall or fence and have self-closing
doors of a size specified by the Fire Department. All enclosurès to be
constructed at grade level and have a level area adjacent to the trash
enclosure area to service these containers.

10. Storage racks over 8 feet in height must have engineer's calculations and
comply with Table 23 J and 23 B - UBC, if ABS piping is to be stored, the
applicant must comply with regulations established for high piled
combustibles and sprinklers, in accordance with the Fire Department
recommendations.

11. Storage of supplies and materials and storage racks not to exceed the fence
height.
12. Screening must obscure visibility of all vehicles, supplies and equipment
from all public streets.
13. Parking spaces to be relocated at time of street improvements as per
previous Site and Architectural approval.
Public Works Department:
14. Execute an offer of dedication to dedicate 30 feet from center line of
Cristich Lane for future street improvements.
15. Execute a deferred improvement agreement to install standard street
improvements along Cristich Lane.
16. Pay storm drain area fee;
17. Provide five sets of grading and drainage plans.

18. Storage in the open shall not exceed 20 feet in height, nor constitute a
hazard to adjacent buildings or property. U.F.C., Sec. 11.203(b).

Dear Mr. Schrader:
Please be advised that the Planning Commission at its regular meeting of
January 9, 1990, approved your request for an outdoor storage yard located at
251 Cristich Lane, subject to the attached Conditions of Approval.
As per Condition No.1, a revised site plan must be submitted to the Planning
Director delineating indicating vehicle and material storage areas, height of
any storage racks, revised fence materials and height.
The revised Conditions of Approval by the Planning Commission are as follows:

2.
Applicant to install up to a 10 foot high sight obscuring fence of

The applicant is hereby notified, as part of this application, that he/she is
required to meet the following conditions in accordance with the Ordinances of
the City of Campbell and the Laws of the State of California. Additionally,
the applicant is hereby notified that he/she is required to comply with all
applicable Codes or Ordinances of the City of Campbell and the State of
California which pertain to this development and are not herein specified.
1.
Elevations/Site Plan: Revised elevations and/or site plan indicating
defined storage, additional landscape, paved and striped parking stalls to
be submitted to the Planning Department and approved by the Planning
Director upon recommendation of the Architectural Advisor prior to
application for a building permit.
2.
Fencings/LandscapinR: Applicant to install up to a 10 foot sight obscuring
fence of non-breakable materials to adequately screen stored materials from
all public sight.
3.
LandscapinR/Irrigation: Landscaping plan indicating type and size of plant
material, and location of irrigation system to be submitted to the Planning
Department and approved by the Site and Architectural Review Committee
and/or Planning Commission prior to issuance of a building permit.
4.
Performance Bond - LandscapinR, Fencing, Striping: Applicant to either (1)
post a faithful performance bond in the amount of $3,000 to insure
landscaping, fencing, and striping of parking areas within 3 months of
completion of construction; or (2) file written agreement to complete
landscaping, fencing, and striping of parking areas. Bond or agreement to
be filed with the Planning Department prior to application for a building
permit.
5.
Parking/Driveways: All parking and driveway areas to be developed in
compliance with Chapter 21.50 of the Campbell Municipal Code. All parking
spaces to be provided with appropriate concrete curbs or bumper guards.
6.
Utilities: Underground utilities to be provided as required by Section
20.36.150 of the Campbell Municipal Code.
7.
Utilities: Plans submitted to the Building Department for plan check shall
indicate clearly the location of all connections for underground utilities
including water, sewer, electric, telephone and television cables.
8.
GarbaRe Collection: Ordinance No. 782 of the Campbell Municipal Code
stipulates that any contract for the collection and disposal of refuse,
garbage, wet garbage and rubbish produced within the limits of the City of
Campbell shall be made with Green Valley Disposal Company. This
requirement applies to all single-family dwellings, multiple apartment
units, to all commercial, business, industrial, manufacturing, and
construction establishments.
