Hello Mike,
Thank you. I pulled up an old building permit 96-374 which has the building floor area listed as 46,400
square feet, where if your tenant space was 1,850 square feet your tenant space would be 4%, which
is well under the 10% threshold. For this reason, your application would be permitted by right per
Table 2-5 (Land Use Table — Commercial, Office, and Industrial Zoning Districts) within CMC
Section 21.20.030 (Commercial, Office, and Industrial land uses) as seen on the below screenshot.
Furthermore, the site is exempt from the City’s Parking requirements as it is located within a 0.5 half
mile radius of the Hamilton Avenue light rail station as depicted on the City’s Map and per CMC
Section 21.28.045(A).
The site would also not be evaluated for a complaint trash enclosure as the proposed chiropractic
use does not generate any waste streams identified in the Trash Enclosure Handout. As a medical
use, chiropractor does not require single-use devices as defined by the CDC (Centers for Disease
Control and Prevention).
