BEING A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF CAMPBELL, COUNTY OF SANTA CLARA, STATE
OF CALIFORNIA, ACCEPTING THE AGREEMENT OF
EDDIE H. ANDERSON, DOING BUSINESS AS EXPERIMENTAL
ASSOCIATES, FOR DEVELOPMENT OF REAL PROPERTY
LOCATED AT 125 DILLON AVENUE AND AUTHORIZING
EXECUTION OF AGREEMENT.
WHEREAS, Eddie H. Anderson, doing business as Experimental
Associates, has submitted an agreement to this City Council for
the development of his real property located at 125 Dillon Avenue
in accordance with prescribed conditions; and,
WHEREAS, in accordance with said prescribed conditions and as
specified and recited in the agreement and concurrently herewith
said Eddie H. Anderson has submitted a Grant Deed of certain
portions of his real property for public street purposes and
related public uses; and, .
NOW, THEREFORE, BE IT AND IT IS HEREBY RESOLVED by this City
Council that said agreement is hereby accepted and that the Mayor
be and he is hereby authorized and directed to execute said
agreement on behalf of the City of Campbell; and,
BE IT FURTHER RESOLVED by this City Council that the said
Grant Deed submitted in accordance with said prescribed condi-
tions be and it is hereby accepted for the purposes for which
it is offered.

BEING AN ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF CAMPBELL ADOPTING PLANS, ELEVATIONS
AND DEVELOPMENT SCHEDULE FOR A PORTION OF THE
PLANNED DEVELOPMENT ZONE AS ESTABLISHED BY
ORDINANCE NO. 730 ADOPTED ON THE 25TH DAY OF
MAY, 1970., APPLICATION OF ED ANDERSON.
The City Council of the City of Campbell does ordain as follows:
SECTION ONE: That the Zoning Map of the City of Campbell is
hereby changed and amended by adopting the attached "Exhibit A",
entitled "Plans and Elevations", "Exhibit B", entitled" Development
Schedule", and "Exhibit C", entitled "Hap of said Property", as
per application of Ed Anderson on property located at 125 Dillon
Avenue. Copies of sáid exhibits are on file in the office of the
Planning Department.
Said approval granted subject to the following cond~tions:
A. Property to be fenced and landscaped as indicated and as
added in "red" on plans.
B. Landscape plan indicating type of plant material, location
of hose bibs or sprinkler system and type of fencing tobe submitted
for approval of the Planning Director at time of application for
building permit. All planter areas to be enclosed within 4" to 6"
raised curbs.
C. Landscaping shall be maintained in accordance with the approved
landscape plan..
D. Faithful performance bond in the amount of $500.00 to be posted
to insure landscaping, fenc¡ng and striping of parking area within
three (3) months of completion of construction, or applicant may file
written agreement to complete landscaping, fencing and striping of
parking area prior to final building department clearance.
E. All parking and drivcway areas to be developed in compliance
with Section 21.50.010 of the Campbell Municipal Code. All parking
~paces to be provided with appropriate curbs or bumper guards.
F. Underground utilities to be provided as required by Section
20.16.070 of the Campbell Municipal Code.
G. Plans submitted to the building department for plan check
shall indicate clearly the location of all connections for underground
utilities including water, sewer, electric, telephone and te1cvision
cables, etc.

H. Sign application to be submitted in accordance with provisions
of the sign ordinance for all signs. No sign to be installed until
application is approved and permit issued by the building department.
I. Applicant to dedicate to 30 foot one-half street right-of-way
on Dillon Avenue.
J. Applicant to sign agreement and post bond for construction
of street improvements.
K.
Applicant to pay storm drain fee on the basis of $765.00 per
acre.
The applicant is notified that he shall comply with all applicable
Codes or Ordinances of the City of Campbell which pertain to this
development and are not herein specified.
