The following conditions of approval are recommended concerning the subject tentative
subdivision map submitted by ~I\ELV\~ R. \-\ \\...-l- " \ N L.
Installation of a sanitary sewerage system to serve all lots within the sub-
division in conformance with the proposed plans of the County of Santa Clara
Sanitation District No.4. Sanitary sewerage service to be provided by said
District No.4.
Installation of a water distribution system to serve all lots within the sub-
division in conformance with the plans of the San Jose Water Works.
Water service to be provided by said water company. Fire hydrants and appurte-
nances shall be provided and installed at the locations specified by the
Fire Chief, Fire Department, City of Campbell. Fire hydrant maintenance
~ fees shall be paid to City at the rate of $195 per fire hydrant.
Subdivider shall create or provide any public service easement and any other
public utility and/or public service easements as may be necessary for the
3. installation of any and all public utilities and/or facilities.
Compliance with the provisions of Title 20, Subdivisions of the Campbell

RESOLUTION NO. 6998
BEING A RESOLUTION APPROVING FINAL MAP OF
TRACT NO. 7264, AND ACCEPTING THE DEDICATION
OFFERED THEREON
WHEREAS, there has been submitted to the City Council of the City of
Campbell a final map of Tract No. 7264, at 200 Dillon Avenue for approval;
WHEREAS, the City Engineer has certified that the map conforms to
Subdivision Map Act and City Ordinance;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City of Campbell
that said map be and the same is hereby approved, and that any real
property offered for dedication for public use is accepted on behalf of
the public in conformity with the terms of the offer of dedication.

DILLON AVENUE INDUSTRIAL CONDOMINIUM ASSOCIATION
ARTICLE I
NAME
The name of the corporation (hereinafter called the" Association") is DILLON
AVENUE CONDOMINIU;VI ASSOCIATION.
ARTICLE II
AGENT FOR SERVICE OF PROCESS
The name of the Association's initial agent for service of process is: ROBERT
IVI. KADJEVICH. The address of its initial agent is: 326 Cloverdale Lane, Campbell,
CA 95008.
ARTICLE ill
PURPOSES OF THE ASSOCIATION
This corporation is a Nonprofit Mutual Benefit Corporation organized under the
Nonprofit Mutual Benefit Corporation Law.
The purpose of this corporation is to engage in any lawful act or activity for
which a corporation may be organized under the Nonprofit l\lutual Benefit Corporation
Law of the State of California.
This Association does not contemplate pecuniary gain or profit to the members
thereof, and the specific primary purposes for which it is formed are to provide for
management, administration, maintenance, preservation and architectural control of
the commercial units and common area within that certain tract of property situated
in the City of Campbell, County of Santa Clara, California, more particularly
described as Lot 1 of Tract 7264, a map of which was filed for record in the Office of
the Recorder of Santa Clara County, California on , 19 , in Book
of Maps, page(s) , and to promote the health, safety
and welfare of all the owners of the above-described property and any additions
thereto as may hereafter be brought within the jurisdiction of this Association for this
purpose, all according to that certain Enabling Declaration Establishing a Plan for
Condominium Ownership, hereinafter called the "Declaration" recorded or to be
recorded with respect to said property in the Office of the Recorder of Santa Clara
County, as required by ~1355 of the California Civil Code.
Notwithstanding any of the above statements of purposes and powers, this
corporation shall not, except to an insubstantial degree, engage in any activities or
exercise any powers that are not in furtherance of the specific purpose of this
corporation.
ARTICLE IV
DISSOLUTION
No part of the net earnings of this organization shall inure to the Benefit of any
private individual, except as expressly provided in those Sections with respect to the

acquisition, construction, or provision for management, maintenance, and care of the
Association property, and other than by a rebate of.excess membership dues, fees, or
assessments. So long as there is any unit, or parcel for which the Association is
obligated to provide management, maintenance, preservation or control, the
Association shall not transfer all or substantially all of its assets or file a certificate
of dissolution without the approval of one hundred percent (10096) of the members. In
the event of the dissolution, liquidation, or winding-up of the Association, upon or
after termination of the project, in accordance with provisions of the Declaration, its
assets remaining after payment, or provision for payment, of all debts and liabili ties of
the Association, shall be divided among and distributed to the members in accordance
with their respective rights therein.
ARTICLE V
AMENDMENTS
These Articles may be amended only by the affirmative vote of a majority of the
Board and by the affirmative vote (in person or by proxy) of member's representing a
majority of the voting power of the Association and a majority of the votes of
member's other than Declarant, Or' where the two (2) class voting str'ucture is still in
effect (as pr'ovided in the Bylaws), a majority of each class of membership. However,
the percentage of voting power necessary to amend a specific clause or provision shall
not be less than the prescribed percentage of affirmative votes required for action to
be taken under that clause.
IN WITNESS WHEREOF, for the purposes of forming this corporation under the
laws of the State of California, the undersigned has executed these Articles of
