BEING A RESOLUTION ACCEPTING
TRACT NO. 6051 AND IMPROVE-
MENTS THEREON.
WHEREAS, the City Council of the City of Campbell has been
advised by the City Engineer that all improvements in Tract No. 6051
have been completed in accordance with that agreement entered into
October 10, 1979, concerning said Tract; and,
WHEREAS, the City Engineer recommends acceptance of the Tract
and improvements;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City
of Campbell that Tract No. 6051, together with all the improvements
thereon, be and the same are hereby accepted and that the City
Engineer is hereby ordered to record a Notice of Completion of said
improvements.

SIGN THE PROPOSED AGREEMENTS.
WHEREAS, there has been submitted to the City Council of the
City of Campbell final map of Tract No. 6051 for approval; and
WHEREAS. agreements. approved by the City Attorney as to form,
which cover conditions pertaining to the approval of said maps and
acceptance of the dedicated streets, have been presented; and
WHEREAS, the City Engineer has approved the maps to the effect
that they conform;
NOW, THEREFORE, BE IT RESOLVED by the City Council of the City
of Campbell that said maps be and the same are hereby approved and
that the streets, avenues. and public ways shown thereon be and
the same are hereby accepted; and
BE IT FURTHER RESOLVED that the Mayor be and he is hereby
authorized to execute the said agreements on behalf of the City of
Campbell.

All in accordance with the improvement plans prepared by
Jennings-McDermott-Heiss, Inc., Tract 6051, City of Campbell,
Santa Clara County, California,
hereby grant(s), assign(s) and transfer(s) to COUNTY SANITATION
DISTRICT NO.4, a County Sanitation District, all of the right,
title and interest of the undersigned, now or hereafter acquired,
in said sewerage system.
THE CONDITIONS of this transfer are as follows:
1. It shall not become effective until said sewerage
system has been completed, in accordance with the approved plans
ar.d specifications, to the satisfaction of the District's
Engineer, and the Board of Directors of said District has adopted
its Resolution of Acceptance of the transfer.
2. The obligations of faithful performance and maintenance
assumed by the undersigned, and guaranteed by various bonds
heretofore or hereafter filed with said District, shall remain
in full force and effect for the period or periods stipulated in
said bonds.
3. Except as to the matters covered by said bonds, the
acceptance of title by said District, as hereinabove provided,
shall constitute an assumption by said District of all liability
for damage, or claim of damage, of any nature thereafter arising
out of the operation and/or maintenance of said sewerage system.

Pursuant to the above subject we have reviewed the tentative plan
and have the following comments:
1. The existing sanitary sewer in an easement may be realigned
so as to accommodate building on Lot 9. Refer to the enclosed
copy of the tentative map with our comments.
2. For the realigned portion I am forwarding the "as built" copy
of our project 1958-2; use the same datum.
The fees, etc. will be the same as indicated in Mr. Nichol's letter
dated December 8, 1976. Also, if a map is recorded prior to
installing the sanitary sewers, an improvement bond in the amount
of the estimated cost of the sanitary sewers will be required.

an existing storm drainage system. If none exist, one stornt
outfall into the creek could be allowed to serve the general
area. Details of the outfall would require District approval
and yerrnit prior to advertising for construction. Design

Gentlemen:
Reference is made to your letter of January 21, 1977 concerning the
new tentative subdivision map for the Lands of Locurto.
In March of 1974 San Jose Water Works provided a tentative estimate
to George S. Nolte and Associates for the Lands of Locurto. At that
time the tentative map indicated Hazelwood Avenue as a through street.
The new tentative map shows Hazelwood Avenue terminating at each side
of the proposed subdivision with only a 10-foot pedestrian walk between
lots 9 and 10 connecting the two dead ends of Hazelwood Avenue.
Please be advised that a main must be installed throughout Hazelwood
Avenue in order to furnish the fire flow required by the City of Campbell
Fire Department. It appears that the 10-foot pedestrian walk could be
utilized for the main installation provided it would be declared into a
permanent easement.
If you have any additional questions. please do not hesitate to

Lands of Locurto
Tentative subdivision map of the Lands of Locurto.
A.P.N.: 405-10-47.
STAFF RECOMMENDATION:
Approval, subject to the attached conditions.
STAFF DISCUSSION:
The applicant is proposing to subdivide 2.89 acres of land into fourteen
single family lots. The present zoning is R-1 (Single Family Residential)
and the area is indicated for low-density residential on the General Plan
(less than six units per acre).
Subdivision of the parcel would result in a density of 4.84 units per acre.
Section 21.08.060 of the Campbell Municipal Code requires an average lot width
of 601-0". The applicant is requesting an exception to allow creation of
lots with an average width of 50'-0". However, the average lot area is greater
than 6,800 square feet with no lots being less than 6,000 square feet.
Attached is a map of the area that shows the position of the parcel in relation
to the adjoining area.
